<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-97-86 <br /> <br />RESOLUTION APPROVING THE APPLICATION OF DIRK LlJESEN, AS FILED <br />UNDER CASE UP-97-69 <br /> <br />WHEREAS, Dirk Lijesen has applied for a conditional use permit to construct an approximately <br />422 square foot second unit within an existing home located at 1921 Clover Court <br />(Golden Eagle Farm Subdivision); and <br /> <br />WHEREAS, zoning for the property is PUD (planned Unit Development) - LDR (Low <br />Density Residential) District; and <br /> <br />WHEREAS, at its duly noticed public hearing of October 22, 1997, the Planning Commission <br />considered all public testimony, relevant exhibits, and recommendations of the City <br />staff concerning this application; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />A. The proposed location of the conditional use is in accordance with the <br />objectives of the zoning ordinance and the purpose of the district in which <br />the site is located. <br /> <br />The request to establish a second unit within the residence conforms with the <br />objectives and purposes of the Municipal Code and the Golden Eagle PUD. State <br />law considers second units as a single-family use. The proposal would maintain <br />the existing single-family character of the Golden Eagle Farm development <br />because the unit is designed as part of the home, indistinguishable from the exterior <br />as a second unit. The second unit constitutes less than 7% of the total house living <br />area. In addition, a recommended condition of approval -- standard for all second <br />units in the City -- requires that either the primary residence or the second unit be <br />owner-occupied and that a maximum of two adults shall be allowed to reside in the <br />unit. <br />
