The developers will install full private street improvements, <br />including the main project street and residential motor courts, including vertical <br />curbs and gutters as required. An emergency vehicle access has been designed <br />from the north end of the private street to the public trail which the applicant will <br />be installing in the Alameda County Transportation Corridor to al10w for a second <br />means of emergency access into the site. <br /> <br />5. The design of the subdivision or its related improvements will not conflict <br />with easements, acquired by the public at large, for access through or use of <br />property within the proposed subdivision. <br /> <br />There are no public easements through the property. The applicant wil1 be <br />installing a portion of a public trail within the Alameda County Transportation <br />Corridor; this has been approved conceptually by the County. Once the remainder <br />of the trail is completed, or at least when a significant percentage of the trail to the <br />north and south of the site, the trail will be opened for public use. Access, parking, <br />and utility easements will be recorded across parcels ofthe subdivision to al10w <br />common use of motor courts and parking areas among the residents of a court. <br />Similar easements shall be recorded across the parcel containing the private street, <br />on-street parking, landscaping, and tot lot. Other easements would be recorded to <br />al10w joint use of the private street and some surface parking for the office <br />building owners/tenants and the residents. <br /> <br />6. The design of the subdivision conforms substantially to the approved <br />development plan for the project site. <br /> <br />The street, building, and lot locations shown on the proposed subdivision map <br />substantial1y conform to the approved PUD plan. Minor changes in grading and <br />pad elevations have been made to ensure that al1lots and streets drain <br />appropriately and to ensure that the sanitary sewer and storm drain systems can <br />operate by gravity as required by City standards. <br /> <br />WHEREAS, the Planning Commission determined that the proposed tentative map is in <br />substantial conformance with the approved development plan for the project. <br />
