PC-97-85 <br /> <br />RESOLUTION APPROVING VESTING TENTATIVE TRACT MAP 6947 THE <br />APPLICATION OF TRUMARK COMPANIES AND PINE STREET PROPERTIES <br /> <br />WHEREAS, Trumark Companies and Pine Street Properties have applied for vesting tentative <br />map approval to subdivide an approximately 3.2-acre site into 30 single-family <br />residential lots, one commercial/office lot, and one common lot located at 63, 65, <br />and 73 Ray Street; and <br /> <br />WHEREAS, zoning for the property is POO - C-S/O/HDR (Planned Unit Development - <br />Commercial-Service/Office/High Density Residential) District; and <br /> <br />WHEREAS, at its duly noticed public hearing of October 8, 1997, the Planning Commission <br />considered all public testimony, relevant exhibits, and recommendations of the City <br />staff concerning this application; and <br /> <br />WHEREAS, a Negative Declaration was approved for Case PUD-97-08, the development plan <br />upon which this vesting tentative tract map is based, and therefore, no additional <br />environmental document was prepared for this application; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />I. The proposed tentative map is consistent with the General Plan. <br /> <br />The revised Downtown Specific Plan land use designation of Mixed Use adopted <br />for this property allows office and commercial uses and high density residential <br />land use. The front parcel of the property would be subdivided from the remainder <br />of the property in order to provide a separate parcel for the proposed office <br />building and its surrounding landscaping and surface parking. The proposed <br />residential portion ofthe subdivision is consistent with the High Density <br />Residential land use designation which permits residential densities of 8 or more <br />units per acre. The proposed map is consistent with the approved development <br />plan for the site, which was found to be in conformance with the policies and <br />programs ofthe City's revised Downtown Specific Plan and the General Plan. <br />
