The proposed project <br />meets these and other applicable policies. <br /> <br />3. The plan is compatible with previously developed properties in the vicinity <br />and the natural, topographic features of the site. <br /> <br />The proposed home will not result in a significant change of the existing <br />topographic features of the site. Only a portion of the northern one-third of the <br />site is slated for development and the proposed grading which would occur is <br />minimal. The proposed home is minimal in scale and will not be out of character <br />with the surrounding neighborhood. <br /> <br />4. The grading takes into account environmental characteristics and is <br />designed in keeping with the best engineering practices to avoid erosion, <br />slides, or flooding to have as minimal an effect upon the environment as <br />possible. <br /> <br />The grading proposed will be minimal. A minor amount of grading will occur at <br />the driveway entrance to create a landscape entryway feature, a minor amount of <br />grading will occur under the structures to install the methane mitigation measures, <br />and a minor amount of grading will occur to ensure appropriate drainage. The <br />overall amount of grading necessary for the implementation of the development <br />plan will be limited. All ofthe project improvement plans will be reviewed and <br />approved by the City for their compliance to standard soil erosion control <br />practices. The development plan, as conditioned, will be required to transport all <br />storm water run-off to appropriate discharge points. <br /> <br />5. Streets and buildings have been designed and located to complement the <br />natural terrain and landscape. <br /> <br />The proposed home is limited in size and height. The architectural design features <br />wood siding painted a muted earth tone color which is appropriate for the <br />surrounding area. The applicant is proposing to install the home on the lowest and <br />flattest portion of the site. The design is appropriate and will help integrate the <br />home into the surrounding area. <br /> <br />6. Adequate public safety measures have been incorporated into the design of <br />the plan. <br /> <br />All the necessary public safety measures have been incorporated into the design of <br />the plan. As conditioned, the State's and County's requirements to mitigate the <br />methane being produced by the nearby buried garbage are required to ensure that <br />the methane will not expose the future residents to harmful conditions. <br /> <br />---.--.------ <br />
