Resolution No. PC-97-77 Page 5 8. The applicants shall modifY the site plan as follows: a. Three of the compact spaces be changed to full size spaces. Said modification shall be shown on the plans submitted for building permits and shall be subject to review and approval by the Planning Director prior to issuance of building permits. 9. The applicants shall maintain the area surrounding the modular building and parking lot in a neat and weed-free manner. Weeds shall be mowed annually, or sooner, as required by the Fire Marshall. 10. The applicants shall remove the existing concrete and asphalt waste from the site prior to occupancy. 11. All trash and refuse shall be contained completely within trash enclosures. The location and design of the trash enclosures shall be shown on the plans submitted for issuance of building permits, subject to the approval of the Planning Director. Trash containers shall be stored within the enclosure at all times, except when being unloaded. 12. A final landscape plan and irrigation plan shall be submitted to and approved by Planning Director as part of the building permit plan set prior to issuance of an on-site permit. Said landscape plan shall be consistent with the approved landscape plan plus any conditions of approval, and shall be detailed in terms of species, location, size, quantities, and spacing. 13. The landscape plan shall be modified as follows: a.) The applicants shall add a second row of oleander shrubs planted 4 ft. on center along the northern and eastern sides ofthe parking lot. b.) Plant, bark, or mulch groundcover shall be added below all of the proposed or conditioned oleander shrubs. Said modifications shall be shown on the plans submitted for building permits and shall be subject to review and approval by the Planning Director prior to issuance of building permits. 14. All shrubs shall be a minimum of IS-gallon size. 15. The applicants shall effectively screen from view any new ducts, meters, air conditioning equipment, and any other new mechanical equipment, whether on the structure, on the ground, or on the roof, with materials architecturally compatible with the storage building. Screening details shall be shown on the plans submitted for issuance of building permits, the adequacy of which shall be determined by the Planning Director. All required screening shall be provided prior to building occupancy. -------..-.------------------"
