<br />Resolution No. PC-97-77 <br />Page 5 <br /> <br />8. The applicants shall modifY the site plan as follows: <br /> <br />a. Three of the compact spaces be changed to full size spaces. <br /> <br />Said modification shall be shown on the plans submitted for building permits and shall be <br />subject to review and approval by the Planning Director prior to issuance of building <br />permits. <br /> <br />9. The applicants shall maintain the area surrounding the modular building and parking lot in <br />a neat and weed-free manner. Weeds shall be mowed annually, or sooner, as required by <br />the Fire Marshall. <br /> <br />10. The applicants shall remove the existing concrete and asphalt waste from the site prior to <br />occupancy. <br /> <br />11. All trash and refuse shall be contained completely within trash enclosures. The location <br />and design of the trash enclosures shall be shown on the plans submitted for issuance of <br />building permits, subject to the approval of the Planning Director. Trash containers shall <br />be stored within the enclosure at all times, except when being unloaded. <br /> <br />12. A final landscape plan and irrigation plan shall be submitted to and approved by Planning <br />Director as part of the building permit plan set prior to issuance of an on-site permit. Said <br />landscape plan shall be consistent with the approved landscape plan plus any conditions of <br />approval, and shall be detailed in terms of species, location, size, quantities, and spacing. <br /> <br />13. The landscape plan shall be modified as follows: <br /> <br />a.) The applicants shall add a second row of oleander shrubs planted 4 ft. on center <br />along the northern and eastern sides ofthe parking lot. <br /> <br />b.) Plant, bark, or mulch groundcover shall be added below all of the proposed or <br />conditioned oleander shrubs. <br /> <br />Said modifications shall be shown on the plans submitted for building permits and shall be <br />subject to review and approval by the Planning Director prior to issuance of building <br />permits. <br /> <br />14. All shrubs shall be a minimum of IS-gallon size. <br /> <br />15. The applicants shall effectively screen from view any new ducts, meters, air conditioning <br />equipment, and any other new mechanical equipment, whether on the structure, on the <br />ground, or on the roof, with materials architecturally compatible with the storage building. <br />Screening details shall be shown on the plans submitted for issuance of building permits, <br />the adequacy of which shall be determined by the Planning Director. All required <br />screening shall be provided prior to building occupancy. <br /> <br />-------..-.------------------" <br />
