Development shall be substantially as shown on the written narrative, site plan, landscape <br />plan, photographs, and related materials, Exhibit "A", dated "Received" July 18, 1997" on <br />file with the Planning Department, except as modified by the following conditions. Minor <br />changes to the plans may be allowed subject to the approval of the Planning Director if <br />found to be in substantial conformance to the approved exhibits. <br /> <br />2. Prior to installation of the modular, the applicants shall contact the Building and Fire <br />Departments to determine all applicable requirements. The modular must be made to <br />conform with all applicable occupancy requirements, codes, and ordinances of the City. <br />The applicants shall obtain all building and other applicable City permits for the modular <br />unit prior to installation. <br /> <br />3. The developer shall pay any and all fees to which the property may be subject prior to <br />issuance of building permits. The type and amount of the fees shall be those in effect at <br />the time the building permit is issued. <br /> <br />4. If additional activities beyond that approved by the Planning Commission are desired, <br />prior City review and approval is required. Such modifications shall be submitted to the <br />Planning Director, who shall refer the matter to the Planning Commission if judged to be <br />substantial. <br /> <br />5. If operation of this use results in conflicts or complaints pertaining to parking, noise, <br />traffic/circulation, or other nuisances, the Planning Director can modifY or add conditions <br />of approval, or submit the matter to the Planning Commission for their subsequent review <br />at a public hearing. If necessary, the Commission may modifY or add conditions of <br />approval to mitigate such impacts, or may revoke said use permit. <br /> <br />6. The hours of operation shall be limited to 7:30 am to 5:00 pm, Monday through Friday. <br /> <br />7. The modular building, parking lot, and related site improvements may be located and used <br />at the subject property until September 25, 1998 or until DSRSD leaves the site, <br />whichever occurs first. At that time, the modular building shall be removed from the site, <br />unless this approval is extended. A request for an extension shall require review and <br />approval by the Planning Director. In no case shall the modular building be allowed to <br />remain on the site beyond September 25, 1999. The parking lot paving shall be removed <br />and hydroseeded at the same time the modular building is removed unless an application <br />has been submitted and approved by the Planning Commission to allow its use consistent <br />with the Pleasanton Zoning Ordinance. The applicants shall maintain and paint/stain the <br />modular building, as necessary, to keep it in a clean and neat condition. <br />
