<br />Resolution No. PC-97-77 <br />Page 2 <br /> <br />Sufficient parking, ample traffic capacity, adequate separation and screening from <br />the residential neighborhoods, and maintenance of noise levels have been provided. <br />All streets around the site are designed per City standards to provide safe ingress <br />and egress into and out of the site. Outdoor activities would be limited to <br />employees entering/exiting the site in their vehicles. Furthermore, the existing <br />DSRSD office modular has been operating from the adjacent property for the past <br />six years without any apparent adverse impacts on the surrounding uses. <br />Conditions have been included that would require the applicants to mitigate future <br />nuisances as a result of the proposed use. <br /> <br />C. The proposed conditional use will comply with each of the applicable <br />provisions of the zoning ordinance. <br /> <br />Chapter 18.124 of the Municipal Code (Conditional Uses) states that, because of <br />their unusual characteristics, conditional uses require special consideration so that <br />they may be located properly with respect to their effects on surrounding <br />properties. Reasonable conditions of approval can integrate the proposed use <br />without detrimentally affecting the surrounding properties or the City in general. <br />The proposed use would also comply with all provisions and requirements of the <br />City's zoning ordinance. <br /> <br />WHEREAS, projects of this nature are categorically exempt from the requirements of the <br />California Environmental Quality Act (CEQA); therefore, no environmental <br />document was prepared for this application; and <br /> <br />WHEREAS, the Planning Commission determined that the proposed modular building would be <br />compatible with the surrounding uses both from a use and design standpoint. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Section 1. <br /> <br />Approves Case UP-97-46/Z-97-182, the application of Dublin San Ramon <br />Services District for design review approval and a temporary conditional use <br />permit to install a triple-wide modular building and related site improvements to be <br />located at the southeast corner of Stoneridge Drive and Johnson Drive, subject to <br />the conditions shown in Exhibit "B," attached hereto and made part of this case by <br />reference. <br /> <br />Section 2. <br /> <br />This resolution shall become effective 15 days after its passage and adoption unless <br />appealed prior to that time. <br />
