<br />Resolution No. PC-97-73 <br />Page 2 <br /> <br />Installation of the antenna extension and construction ofthe equipment building <br />are required to abide by the requirements ofthe Uniform Building Code. <br />Furthermore, the antenna extension on an existing monopole and the location of <br />the equipment building on the site of an automotive repair use would be <br />considered to have an insignificant visual impact on surrounding properties. <br /> <br />C. The proposed conditional use will comply with each of the applicable <br />provisions of the zoning ordinance. <br /> <br />The proposed conditional use is required to comply with all applicable sections of <br />the Pleasanton Municipal Code governing properties zoned Service Commercial. <br />Conditions for the construction ofthe cellular telephone antenna and the utility/ <br />equipment building to ensure their compliance with the City's zoning ordinance and <br />objectives are included. By complying with the recommended conditions of <br />approval, the cellular telephone antenna and the equipment building would meet <br />the criteria for receiving a conditional use permit and would, therefore, comply <br />with the intent of the zoning ordinance. <br /> <br />WHEREAS, projects of this nature are categorically exempt from the requirements of the <br />California Environmental Quality Act (CEQA); therefore, no environmental <br />document was prepared for this application; and <br /> <br />WHEREAS, the Planning Commission determined that the proposed project is well-designed <br />and, as conditioned, is appropriate for the site. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOL YES THE FOLLOWING: <br /> <br />Section 1. <br /> <br />Approves Case UP_97_54/Z-97-203, the application of GTE Mobilnet/Matthews <br />Land Company for a conditional use permit and design review approval to allow <br />the construction and operation of a cellular communications facility involving the <br />addition of a 9' 0" tall transmission! receiving antenna extension to the existing <br />Cellular One monopole, raising the monopole's height from 75' 0" to 84' 0", <br />located at 3830 Old Santa Rita Road (monopole extension), and construction of an <br />approximately 113 sq. ft. unmanned equipment building located at 3876 Old Santa <br />Rita Road (equipment building), subject to the conditions shown in Exhibit "B," <br />attached hereto and made part of this case by reference. <br /> <br />This resolution shall become effective 15 days after its passage and adoption unless <br />appealed prior to that time. <br /> <br />Section 2. <br /> <br />--~_.-------~--------- <br />
