PLANNING COMMISSION CITY OF PLEASANTON

ALAMEDA COUNTY, CALIFORNIA

RESOLUTION NO. PC-97-72

RESOLUTION APPROVING THE APPLICATION OF HOSPITAL CONSORTIUM
EDUCATION NETWORK FOR A CONDITIONAL USE PERMIT, AS FILED UNDER
CASE UP-97-49

WHEREAS, Hospital Consortium Education Network has applied for a conditional use permit
to establish a continuing educational facility for health care professionals located at
4811 Hopyard Road; and

WHEREAS, zoning for the property is POO (Planned Unit Development) - I/C-O
(Industrial/Commercial-Office) District; and

WHEREAS, at its duly noticed public hearing of August 27, 1997, the Planning Commission
considered all public testimony, relevant exhibits, and recommendations of the City
staff concerning this application; and

WHEREAS, the Planning Commission made the following findings:

A. The proposed location of the conditional use is in accordance with the
objectives of the zoning ordinance and the purpose of the district in which
the site is located.
The site of the proposed use is located in the Hacienda Business Park's CPD
(Retail/Commercial and Financial Planned) District, which permits the uses of the
City's Central Commercial (C-C) district. The proposed continuing education
facility offers classes for professionals in the health care field, which can be best
defined as a trade school. Trade schools are a conditionally permitted use in the
C-C district and are in accordance with the purposes of the zoning district to
provide locations to offer services to the residents of Pleasant on and surrounding
areas. The facility would provide a service for health care providers throughout
the Livermore-Amador Valley area, which has several hospitals and numerous
out-patient clinics.

B. The proposed location of the conditional use and the conditions under which it
would be operated or maintained will not be detrimental to the public health,
safety, or welfare, or materially injurious to the properties or improvements in the
vicinity.
