Development shall be substantially as shown on the development plans and colorboard, <br />Exhibit "A", dated "Received July 22, 1997" on file with the Planning Department, except <br />as modified by the following conditions. Minor changes to the plans may be allowed <br />subject to the approval of the Planning Director if found to be in substantial conformance <br />to the approved exhibits. <br /> <br />2. No signs are approved with this application. The specific details for each sign shall be <br />subject to review and approval by the Planning Director prior to sign permit issuance. <br />Any future signage shall be consistent with the Pleasanton Park guidelines and shall be <br />subject to review and approval by the Planning Director. <br /> <br />3. Prior to building permit issuance, the final details for the emergency vehicle access <br />connection shall be reviewed and approved by the Planning Director. <br /> <br />4. The final placement, location, and number of roll-up doors along the rear of the building <br />shall be such that the total parking ratio remain at least one (1) space for every 300 square <br />feet of building area for the entire site. The plans submitted for building permit shall <br />include specific details for this area and shall be subject to the review and approval of the <br />Planning Director. <br /> <br />5. The landscape plan shall be modified to include shrubs along the northern building <br />elevation and adjacent to the trash enclosure. The shrubs shall include at least two <br />different species and shall consist of groupings of three to five shrubs planted in sufficient <br />number to cover the planter area along the north and northeast portions of the building. <br />This change shall be shown on the final landscape plan and shall be subject to the review <br />and approved of the Planning Director prior to building permit issuance. <br /> <br />6. The developer is encouraged to work with the City's Civic Art Commission to provide <br />public art. The developer shall respond in writing as to the decision to provide an art <br />piece for the development. <br /> <br />7. The developer shall agree to pay its fair share of alternative traffic mitigation measures, <br />with, or without the West Las Positas interchange. <br />
