The plan conforms to the purposes of the PUD District. <br /> <br />The proposed PUD rezoning and development plan conforms to the purposes of <br />the PUD district. One of these purposes is to insure that the desires of the <br />developer and the community are understood and approved prior to <br />commencement of construction. Another is to provide a mechanism whereby the <br />city can designate parcels and areas requiring special consideration regarding the <br />manner in which development occurs. The nearby residents have been very active <br />in pursuing a development plan and zoning which they feel will best meet their <br />desires for uses compatible with their neighborhood. The proposed project <br />provides residents, the property-owner, the developer, and the City with a <br />rezoning and development plan which optimizes the use of this underutilized infill <br />site in a sensitive manner. <br /> <br />WHEREAS, the Planning Commission finds that the PUD rezoning, proposed land uses, and <br />development plan are consistent with the General Plan and purposes of the PUD <br />ordinance. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOL YES THE FOLLOWING: <br /> <br />Section 1. <br /> <br />Section 2. <br /> <br />Recommends approval of Case PUD-97-08, the application of Trumark <br />Companies and Pine Street Properties for a Specific Plan Amendment (SPA) and a <br />Planned Unit Development (PUD) to: (I) modifY the adopted Downtown Specific <br />Plan land uses from Auto-Oriented Retail (Office and Commercial Service, either <br />floor) to Mixed Use (Office/Commercial and Residential); 2) rezone the site from <br />Planned Unit Development -- Central Commercial (PUD--C-C) and Planned Unit <br />Development -- Commercial-Service/Office (PUD--C-S/Office) to Planned Unit <br />Development -- Commercial-Service/ Office/High Density Residential <br />(PUD--C-S/O/HDR); and 3) seek development plan approval to construct an <br />approximately 6,100 square foot office building with semi-subterranean parking <br />and 30 small-lot single-family detached homes located at 63,65, and 73 Ray <br />Street, adjacent to the Alameda County Transportation Corridor. <br /> <br />This resolution shall become effective immediately upon its passage and adoption. <br />
