<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-97-68 <br /> <br />RESOLUTION RECOMMENDING APPROY AL OF THE APPLICATION OF TRUMARK <br />COMPANIES AND PINE STREET PROPERTIES FOR REZONING AND PUD PLAN <br />APPROY AL, AS FILED UNDER CASE PUD-97-08 <br /> <br />WHEREAS, Trumark Companies and Pine Street Properties have applied for a Specific Plan <br />Amendment (SPA) and a Planned Unit Development (PUD) to: (1) modifY the <br />adopted Downtown Specific Plan land uses from Auto-Oriented Retail (Office and <br />Commercial Service, either floor) to Mixed Use (Office/Commercial and <br />Residential); 2) rezone the site from Planned Unit Development -- Central <br />Commercial (pUD--C-C) and Planned Unit Development <br />Commercial-Service/Office (PUDnC-S/Office) to Planned Unit Development -- <br />Commercial-Service/Office/High Density Residential (PUD--C-S/O/HDR); and 3) <br />seek development plan approval to construct an approximately 6,100 square foot <br />office building with semi-subterranean parking and 30 small-lot single-family <br />detached homes located at 63, 65, and 73 Ray Street, adjacent to the Alameda <br />County Transportation Corridor; and <br /> <br />WHEREAS, zoning for the property is PUDnC-C (Planned Unit Development -- Central <br />Commercial) and PUD--C-S/O (Planned Unit Development -- <br />Commercial-Service/Office) District; and <br /> <br />WHEREAS, at its meeting of August 13, 1997, the Planning Commission, after considering all <br />public testimony, relevant exhibits, and recommendations of the City staff <br />concerning this proposal, recommended approval of the Negative Declaration <br />prepared for this application; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />1. The the plan is in the best interests of the public health, safety, and general <br />welfare. <br /> <br />The project would include the installation of public and private utility systems and <br />street improvements to serve the office building and residential units. Adequate <br />storm drain, sanitary sewer, and water service facilities are present in the area <br />surrounding the development. The project would include the installation of all <br />required on-site utilities with connections to municipal systems in order to serve <br />the site. <br />
