<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-97-66 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF A NEGATIYE DECLARATION <br />FOR THE APPLICATION OF THE TRUMARK COMPANIES AND PINE STREET <br />PROPERTIES, AS FILED UNDER CASE SPA-97-02 AND PUD-97-08 <br /> <br />WHEREAS, Trumark Companies and Pine Street Properties have applied for a Specific Plan <br />Amendment (SPA) and a Planned Unit Development (PUD) to: (1) modifY the <br />adopted Downtown Specific Plan land uses from Auto-Oriented Retail (Office and <br />Commercial Service, either floor) to Mixed Use (Office/Commercial and <br />Residential); 2) rezone the site from Planned Unit Development -- Central <br />Commercial (pUD--C-C) and Planned Unit Development <br />Commercial-Service/Office (pUD--C-S/Office) to Planned Unit Development __ <br />Commercial-Service/Office/High Density Residential (PUD--C-S/O/HDR); and 3) <br />seek development plan approval to construct an approximately 6,100 square foot <br />office building with semi-subterranean parking and 30 small-lot single-family <br />detached homes located at 63, 65, and 73 Ray Street, adjacent to the Alameda <br />County Transportation Corridor; and <br /> <br />WHEREAS, zoning for the property is PUD--C-C (Planned Unit Development -- Central <br />Commercial) and PUD--C-S/O (planned Unit Development __ <br />Commercial-Service/Office) District; and <br /> <br />WHEREAS, the Planning Commission has received and reviewed the Initial Study dated <br />June II, 1997, and received the recommendations of staff; and <br /> <br />WHEREAS, at its meeting of August 13, 1997, the Planning Commission received a proposed <br />negative declaration prepared for Case SPA-97-02 and PUD-97-08; and <br /> <br />WHEREAS, a duly noticed public hearing was held at which time the public was given the <br />opportunity to comment on the environmental impacts of the proposal; and <br /> <br />WHEREAS, the Planning Commission has reviewed the potential impacts in accordance with <br />the applicable state and local guidelines governing the preparation of Negative <br />Declarations and Environmental Impact Reports; and <br /> <br />WHEREAS, the Planning Commission finds that approval of the proposed project would not <br />have any significant adverse effects on the environment; and <br /> <br />WHEREAS, the Planning Commission further finds that the proposed project would not have <br />any adverse impacts on the site's wildlife. <br />
