<br />Resolution No. PC-97-61 <br />Page 10 <br /> <br />46. The developer shall ensure that fire protection facilities, including all surface roads, fire <br />hydrants, and a water supply capable of furnishing the required fire flow shall be installed <br />and serviceable prior to and during the time of construction. When alternate methods of <br />protection are as approved by the Fire Chief, this requirement may be waived or modified. <br />Proposed alternative methods of fire protection shall be submitted, in writing, to the Fire <br />Chief. Work on the alternative fire protection methods shall not start without the approval <br />of the Fire Chief. <br /> <br />47. The developer shall post address numerals on the building so as to be plainly visible from <br />all adjoining streets or driveways during both daylight and night time hours. Tenant <br />spaces shall be identified as determined by the City. <br /> <br />48. Trash enclosures which are sized to contain dumpsters with an individual capacity of 1.5 <br />cubic yards located within five feet of combustible walls, openings, or combustible roof <br />eaves shall be provided with an automatic fire sprinkler system. <br /> <br />POLICE <br /> <br />49. If required by the Police Department, the building( s) shall be equipped with an alarm <br />system, the type to be approved by the Police Department and that this system shall be <br />installed prior to occupancy of the building. <br /> <br />ENGINEERING <br /> <br />Streets <br /> <br />50. The developer shall grant an easement to the City over those parcels needed for public <br />service easements (P.S.E.) and which are approved by the City Engineer or other <br />easements which may be designated by the City Engineer. <br /> <br />Grading and Drainage <br /> <br />51. The developer shall submit a final grading and drainage plan prepared by a licensed civil <br />engineer depicting all final grades and on-site drainage control measures, including <br />concrete-lined V -ditches, to protect all cut and fill slopes from surface water overflow. <br />This plan shall be subject to the review and approval of the City Engineer and!or the <br />Director of Building Inspection prior to the issuance of any building permits. <br /> <br />52. The developer shall submit an erosion and sedimentation control plan or procedure as part <br />of the improvement plans. Grading completed prior to October 15 shall be revegetated <br />and stabilized by October 15. Grading completed between October 16 and April 15 shall <br />be revegetated and restabilized as soon as possible after completion of grading. <br />
