<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-97-58 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF SILVER <br />BEAR, LTD. FOR PUD PLAN APPROVAL, AS FILED UNDER CASE PUD-97-10 <br /> <br />WHEREAS, the Silver Bear, Ltd. has applied for Planned Unit Development (PUD) plan <br />approval to construct a 1,920 square foot barn for agricultural use located at 1346 <br />Vineyard Avenue; and <br /> <br />WHEREAS, zoning for the property is Special Planning Area (Vineyard Corridor Study Area) <br />District; and <br /> <br />WHEREAS, at its duly noticed public hearing ofJune 25, 1997, the Planning Commission <br />considered all public testimony, relevant exhibits, and recommendations of the City <br />staff concerning this application; and <br /> <br />WHEREAS, projects of this nature are categorically exempt from the requirements of the <br />California Environmental Quality Act (CEQA); therefore, no environmental <br />document was prepared for this project; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />1. The the plan is in the best interests of the public health, safety, and general <br />welfare. <br /> <br />The structure is designed to meet all relevant building, fire, and other <br />public safety codes. Minimal grading is required. <br /> <br />2. The plan is consistent with the City's General Plan. <br /> <br />The barn's proposed construction and its agricultural use is consistent with <br />the desire to retain the rural character ofthis area. <br /> <br />3. The plan is compatible with previously developed properties in the vicinity <br />and the natural, topographic features of the site. <br /> <br />The site is surrounded by a variety of agricultural and rural residential <br />properties. As stated above, only minimal grading will be required to <br />construct the barn. <br /> <br />-..---..-- -- ,---_.. ..-----. <br />
