<br />EXHffiIT "B" <br />CONDITIONS OF APPROVAL <br />CASE PUD 97-6 <br />PEGASUS GROUP <br /> <br />1.) The proposed development shall conform substantially to the site plan, building elevations, <br />landscape plan, narrative, and related materials, Exhibit A (dated "Received June 4, 1997", <br />on file with the Planning Department, except as modified by these conditions. <br /> <br />2.) The developer shall obtain all building and other applicable City permits for the project <br />prior to the commencement of construction <br /> <br />Operation and Maintenance ofthe Facility <br /> <br />3.) The operation and maintenance of the proposed self-storage facility shall be as stated in <br />the approved narrative, except as modified by these conditions. The facility shall be open <br />to the public between the hours of7:00 AM to 7:00 PM, Monday through Sunday. An <br />attendant shall be present on the premises at all times. Requests for modifications to the <br />operations ofthis facility shall be submitted for the review and approval by the Planning <br />Director, who may at his/her discretion forward such requests to the Planning Commission <br />for its review. <br /> <br />4.) The applicant shall maintain the area surrounding the self storage facility in a clean and <br />orderly manner at all times. In the event that the management or other representative of <br />Pleasanton Self Storage is contacted by the City or member of the general public about the <br />presence of any graffiti on the self-storage facility, the property owner shall be responsible <br />to remove the graffiti within 24 hours of the notification. <br /> <br />5.) The applicant shall enter into an agreement with the City, approved by the City Attorney, <br />which guarantees that all landscaping and open space areas included in this project will be <br />maintained at all times in a healthful, attractive, and weed free manner. Said agreement <br />shall run with the land for the duration of the existence of the structures located on the <br />subject property. <br /> <br />6.) The property owner shall provide all employees working in the facility with an enclosed <br />parking space while they are working on the premises. <br /> <br />7.) The only permitted use on this site shall be a self-storage facility and rental office, <br />operated as stated in the applicant's narratives, except as modified by the conditions of <br />approval. One resident manager's apartment is allowed as ancillary to the self-storage <br />facility. <br />
