<br />Utilities <br /> <br />29.) The applicant shall underground the existing overhead utility lines that run along a portion <br />of the project's Stanley Boulevard frontage, diagonally across the property, and across <br />Stanley Boulevard. <br /> <br />30.) All on-site utilities (water, sanitary sewer, and storm drain) shall be private and maintained <br />by the owner. The sanitary sewer shall be designed in accordance with the Uniform <br />Plumbing Code. All utilities required to serve any existing or proposed development <br />on-site shall be installed underground, unless otherwise determined by the City Engineer. <br /> <br />31.) The location of any pad mounted transformers shall be subject to approval by the Planning <br />Division prior to issuance of a building permit. Such transformers shall be located at the <br />rear of the site and shall be screened by landscaping or contained within an enclosure <br />matching the building and with corrugated metal gates. All transformers shall be shown <br />on the plans submitted for issuance of building permits; the applicant shall arrange their <br />location with PG&E prior to submittal of building plans. <br /> <br />32.) The developer acknowledges that the City of Pleasanton does not guarantee the <br />availability of sufficient sewer capacity to serve this development by the approval of this <br />case, and that the developer agrees and acknowledges that building permit approval may <br />be withheld if sewer capacity is found by the City not to be available. <br /> <br />33.) This approval does not guarantee the availability of sufficient water to serve the project. <br />The City shall withhold building permits for the project if at the time building permits are <br />applied for, mandatory water rationing is in effect, unless the City has adopted a water <br />offset program and unless the developer is participating in the program. Notwithstanding <br />the developer's participation in such a program, the City may withhold building permits if <br />the City determines that sufficient water is not available at the time of application of <br />building permits. <br /> <br />34.) A sanitary sewer sampling manhole shall be provided on each of the sanitary sewer lateral <br />from each building, unless otherwise waived by the Director of Building Inspection. <br /> <br />35.) Prior to issuance of a building permit, the applicant shall pay the applicable Zone 7 and <br />City connection fees and water meter cost for any water meters, including irrigation <br />meters. Additionally, the developer shall pay any applicable DSRSD sewer permit fee. <br /> <br />36.) The developer shall include within the project design a fully screened location for a future <br />satellite dish antenna satisfactory to the Planning Director and/or provide underground <br />cable facilities to serve the resident manager. <br />
