<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-97-51 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF THE <br />PEGASUS GROUP FOR PUD PLAN APPROVAL, AS FILED UNDER CASE PUD-97-06 <br /> <br />WHEREAS, the Pegasus Group has applied for Planned Unit Development (PUD) plan approval <br />to construct a self-storage facility consisting of five self-storage buildings and an <br />office/resident manager's unit totaling 72,550 square feet, located on the north side <br />of Stanley Boulevard between Valley Avenue and Reflections Drive; and <br /> <br />WHEREAS, zoning for the property is PUD (Planned Unit Development) - C (Commercial) <br />District; and <br /> <br />WHEREAS, at its duly noticed public hearing of April 23, 1997, the Planning Commission, <br />after considering all public testimony, relevant exhibits, and recommendations of <br />the City staff concerning this application, recommended approval of the proposed <br />negative declaration for Case PUD-97-06; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />1. The plan is in the best interests of the public health, safety, and general <br />welfare. <br /> <br />The temporary street improvements along the project's Reflections Drive frontage <br />will be replaced with permanent improvements, i.e. concrete curbs and gutters. <br />Sufficient parking has been provided on-site so that users of the site will not park <br />on adjacent residential streets. As conditioned, a traffic calming device with <br />signage will be constructed on Reflections Drive, immediately to the right of the <br />project's entrance, in order to discourage users of the facility from entering the <br />streets of the residential subdivision. Additionally, on-site signage at the project <br />entrance will be installed to prohibit right turns into the residential subdivision. <br />Also, access to the site from a signalized public street will promote traffic safety <br />and will discourage traffic from using the residential neighborhood. <br /> <br />Adequate storm drain, sanitary sewer, and water service facilities are present to <br />serve the site. The applicant will install all required on-site utilities with <br />connections to municipal systems in order to serve the site. A public sidewalk will <br />be constructed along Stanley Boulevard which will connect to the existing <br />sidewalks at the corners of Stanley BoulevardlValley Avenue and Reflections <br />Drive/Stanley Boulevard. The existing heritage trees along Stanley Boulevard will <br />be retained and necessary measures will be performed by an arborist to improve <br />
