The final landscape plans shall meet the requirements of the <br />California State Model Water Efficient Landscape Ordinance in effect at the time of <br />issuance of a building permit for the site. <br /> <br />9. The landscape plan shall be modified as follows: <br /> <br />a.) The proposed 24 inch box London plane tree in the parking lot "finger" planter <br />shall be substituted with a small growing tree such as a Sophora iaponica (Japanese <br />pagoda tree), Acer palmatum (Japanese maple), or star magnolia tree. <br /> <br />b.) The 2 ft. wide landscape planter strip located along the western property line <br />adjacent to the parking lot shall be extended to the south, past the existing heritage-sized <br />A. altissima tree to conform with the "Staff Preferred Site Plan." Landscaping shall also <br />be extended within this planter. A pressure-treated wood header board shall be installed <br />along the entire western planter strip adjacent to the driveway. <br /> <br />Said modifications shall be shown on the plans submitted for building permits and shall <br />be subject to review and approval by the Planning Director prior to issuance of building <br />permits. <br /> <br />10. All trees used in landscaping be a minimum of 15 gallons in size and all shrubs a <br />minimum of 5 gallons, unless otherwise shown on the approved landscape plan. <br /> <br />11. Except for the western planter strip adjacent to the driveway, six inch vertical concrete <br />curbs shall be installed between all paved and landscaped areas. <br /> <br />12. The applicant shall provide root control barriers and four inch perforated pipes for <br />parking lot trees and trees in planting areas less than ten feet in width, as determined <br />necessary by the Planning Director at the time of review of the final landscape plans. <br /> <br />13. Prior to occupancy, the applicant or contractor shall certify in writing to the Planning <br />Director that the landscaping has been installed in accordance with the approved <br />landscape and irrigation plans with respect to size, number, and species of plants and <br />overall design concept. <br /> <br />14. Approved building colors shall be stated on the plans submitted for issuance of building <br />permits. <br /> <br />15. The applicant shall effectively screen from view all ducts, meters, air conditioning <br />equipment, and any other mechanical equipment, whether on the structure, on the ground, <br />or on the roof, with materials architecturally compatible with the main structure. <br />Screening details shall be shown on the plans submitted for issuance of building permits, <br />the adequacy of which shall be determined by the Planning Director. All required <br />screening shall be provided prior to building occupancy. <br />
