The final landscape plans shall meet the requirements of the California State Model Water Efficient Landscape Ordinance in effect at the time of issuance of a building permit for the site. 9. The landscape plan shall be modified as follows: a.) The proposed 24 inch box London plane tree in the parking lot "finger" planter shall be substituted with a small growing tree such as a Sophora iaponica (Japanese pagoda tree), Acer palmatum (Japanese maple), or star magnolia tree. b.) The 2 ft. wide landscape planter strip located along the western property line adjacent to the parking lot shall be extended to the south, past the existing heritage-sized A. altissima tree to conform with the "Staff Preferred Site Plan." Landscaping shall also be extended within this planter. A pressure-treated wood header board shall be installed along the entire western planter strip adjacent to the driveway. Said modifications shall be shown on the plans submitted for building permits and shall be subject to review and approval by the Planning Director prior to issuance of building permits. 10. All trees used in landscaping be a minimum of 15 gallons in size and all shrubs a minimum of 5 gallons, unless otherwise shown on the approved landscape plan. 11. Except for the western planter strip adjacent to the driveway, six inch vertical concrete curbs shall be installed between all paved and landscaped areas. 12. The applicant shall provide root control barriers and four inch perforated pipes for parking lot trees and trees in planting areas less than ten feet in width, as determined necessary by the Planning Director at the time of review of the final landscape plans. 13. Prior to occupancy, the applicant or contractor shall certify in writing to the Planning Director that the landscaping has been installed in accordance with the approved landscape and irrigation plans with respect to size, number, and species of plants and overall design concept. 14. Approved building colors shall be stated on the plans submitted for issuance of building permits. 15. The applicant shall effectively screen from view all ducts, meters, air conditioning equipment, and any other mechanical equipment, whether on the structure, on the ground, or on the roof, with materials architecturally compatible with the main structure. Screening details shall be shown on the plans submitted for issuance of building permits, the adequacy of which shall be determined by the Planning Director. All required screening shall be provided prior to building occupancy.
