Development shall be substantially as shown on the development plans, colorboard, and <br />sign elevations, Exhibit "A", dated "Received" March 28, 1997" on file with the Planning <br />Department, except as modified by the following conditions. Minor changes to the plans <br />may be allowed subject to the approval of the Planning Director if found to be in <br />substantial conformance to the approved exhibits. <br /> <br />2. All conditions of Case Z-92-52 shall remain in full force and effect for the front dwelling <br />units. <br /> <br />3. The applicant shall obtain all building and other applicable City permits for the project <br />prior to the commencement of construction. <br /> <br />4. The developer shall pay any and all fees to which the property may be subject prior to <br />issuance of building permits. The type and amount of the fees shall be those in effect at <br />the time the building permit is issued. <br /> <br />5. The 30 inch parapet walls shall be omitted on both sides of the building. A 5/8 inch layer <br />of "Type X" sheetrock shall be applied below the roof tiles and on the ceilings for at least <br />the first five feet from the side building walls. A circular end band roof tile (similar to <br />the design on the front and rear gables) shall be added to the roof eaves of the side <br />elevations. Said modification shall be shown on the plans submitted for issuance of <br />building permits and shall be subject to review and approval by the Planning Director and <br />Director of Building Inspection prior to issuance of building permits. <br /> <br />6. All utility lines and trenches shall be located outside the dripline of the A. altissima tree. <br />The location of utility lines and trenches shall be submitted in conjunction with the <br />building permit plans for review and approval by the Planning Director, City Engineer, <br />and Building Department. <br /> <br />7. The applicant shall provide separate automatic irrigation systems for the on-site <br />landscaping. <br /> <br />8. A final landscape plan and irrigation plan shall be submitted to and approved by Planning <br />Director as part of the building permit plan set prior to issuance of an on-site permit. <br />Said landscape plan shall be consistent with the approved landscape plan plus any <br />conditions of approval for the current (Case Z-97-79) or previous design review <br />applications (Case Z-92-52), and shall be detailed in terms of species, location, size, <br />
