<br />Resolution No. PC-97-38 <br />Page 3 <br /> <br />The proposed maximum building height of 26 ft. would be compatible <br />with the adjacent buildings and would not overpower the site and <br />surrounding street frontages. <br /> <br />The truck dock/loading area has been oriented away from freeway views <br />and would be screened from off-site views by screen walls augmented by <br />the large landscape areas. <br /> <br />4. The grading takes into account environmental characteristics and is <br />designed in keeping with the best engineering practices to avoid erosion, <br />slides, or flooding to have as minimal an effect upon the environment as <br />possible. <br /> <br />The subject property is relatively flat. Grading will be limited to removing an <br />approximately 3 ft. tall dirt stockpile and the creation of building pads and <br />circulation areas. The property is not located in an Alquist-Priolo Study Zone. <br />Grading conducted on the site will be subject to engineering and building <br />standards. Erosion control and dust suppression measures will be documented in <br />the building permit plans and will be administered by the City's Building and <br />Public Works Departments. According to the United States Federal Emergency <br />Management Agency Flood Hazard maps, no portion of the site is located in a <br />flood hazard zone. <br /> <br />5. The streets and buildings have been designed and located to complement <br />the natural terrain and landscape. <br /> <br />The subject site is an in-fill location in a developed area; however, the proposed <br />development will still afford views of surrounding hillsides. No new streets are <br />proposed with the proposed application. No significant forms of landscaping <br />would be removed for the proposed development. <br /> <br />6. Adequate public safety measures have been incorporated into the design of <br />the plan. <br /> <br />Federal Express will submit a Hazardous Materials Management Plan <br />describing all regulated materials, the maximum amount of the material <br />on-site at anyone time, and the applicable fire-hazard classification. <br /> <br />All driveway entrances are located and configured to provide an adequate <br />line-of-sight viewing distance in both directions perpendicular to the <br />vehicle, and to facilitate efficient ingress/egress to and from the project <br />site. <br /> <br />Parking spaces are in relatively close proximity to the proposed buildings. <br />Pedestrian and vehicular traffic are separated. <br />
