Therefore, no environmental document accompanies this report. <br /> <br />FISCAL IMPACT <br /> <br />Approval of the PUD development plan application will have little or no fiscal impact on the <br />City. The applicant would be responsible to pay the costs of the required utility and <br />infrastructure improvements for development of the site. The development of the site would <br />incrementally increase the demand for City services and would add property tax revenue. <br /> <br />CONCLUSION <br /> <br />Staff believes that the proposed residence has been designed in keeping with the policies and <br />requirements of Vineyard Avenue Corridor Specific Plan and the character of the surrounding <br />area. The proposed site development standards have been created to adhere to the requirements <br />of the Vineyard Avenue Corridor Specific Plan. Staff believes that the development of this site <br />would be carried out in a manner that creates an attractive transition from the existing <br />neighborhoods to the west to the more rural character to the east, as desired for this portion of <br />the Vineyard Avenue Corridor Specific Plan Area.
