Add a new condition of approval requiring larger and/or denser landscaping be added <br /> along the berm area at the front of the house. <br /> <br />STAFF RECOMMENDATION: <br /> <br />Staff recommends that the Council approve the application as recommended by the <br />Planning Commission by taking the following actions: <br /> <br />1. Find that the proposed PUD development plan is consistent with the General Plan and <br /> Vineyard Avenue Corridor Specific Plan; <br /> <br />2. Make the PUD findings as listed in the attached Planning Commission staffreport; and <br /> <br />3. Introduce the draft ordinance approving Case PUD-40, subject to the conditions listed <br /> in Exhibit B. <br /> <br />SUMMARY: <br /> <br />The application is a PUD development for a one single-family home to be built on the northern <br />1.675-acre portion of a larger lot owned by PGS. The southern portion of the property is the site <br />of former Pleasanton landfill, which is shown to be developed in the future as a City-owned <br />community park. The proposed design, site development standards, and development plan for <br />this single-family home is consistent with the requirements of the Vineyard Avenue Corridor <br />Specific Plan. Upon approval of this development plan, this portion of the site would be <br />subdivided from the remaining community park portion of the site. The future design and <br />development plan for the community park would be subject to the review and approval of the <br />City Council. <br /> <br />Honorable Mayor and Members of the City Council: <br /> <br />BACKGROUND <br /> <br />The subject site is located on Vineyard Avenue, adjacent to Delco Builders' four-lot Vineyard <br />View subdivision which is currently under construction. The recently realigned Vineyard <br />Avenue separates PGS' former landfill site into two portions with the northern portion, <br />triangular in shape, encompassing approximately 1.675-acres. The Vineyard Avenue Corridor <br />Specific Plan allows the construction of one single-family residence on this portion of the site <br />that does not contain any of the former landfill materials. The remaining portion of the lot on the <br />south side of Vineyard Avenue, containing the landfill materials, is designated in the Specific <br />SR 05:007 <br />Page 2 of 6 <br /> <br /> <br />
