SUBDIVISION MAPS: The subdivision of land is governed by Pleasanton Municipal Code Title <br />19, as well as the California Government Code §§66410-66499.85 (Subdivision Map Act). All <br />maps are subject to review and approval by the City Engineer. Recordation of the subdivision <br />map shall be coordinated by the applicant’s title company, with one full-sized mylar copy of the <br />recorded map returned to the City. <br />88. The following statement shall be included on the cover sheet of the map: “I, Adam Nelkie, P.E., <br />City Engineer of the City of Pleasanton, County of Alameda, State of California, do hereby <br />state that I have examined the herein embodied map entitled “[MAP NAME/NUMBER]” <br />consisting of [NUMBER OF SHEETS] sheets, this statement being on Sheet 1 thereof and <br />that the [PARCEL OR TRACT] map was presented to me as provided by local ordinance. This <br />map conforms with the requirements of the Subdivision Map Act and of any local ordinances <br />applicable at the time of approval of the tentative map, and the subdivision as shown is <br />substantially the same as it appeared on the tentative map, if any, and any approved <br />alterations thereof. CITY CLERK’S STATEMENT: For final maps, the following statement shall be included on the <br />cover sheet of the map: “I, Jocelyn Kwong, City Clerk and Clerk of the Council of the City of <br />Pleasanton, County of Alameda, State of California, do hereby state that this final map entitled <br />““[MAP NAME/NUMBER]” consisting of [NUMBER OF SHEETS] sheets, this statement being <br />on Sheet [NUMBER] thereof, was presented to said Council of the City of Pleasanton, as <br />provided by law at a regular meeting held on the [DAY] day of [MONTH], [YEAR] and that said <br />Council of the City of Pleasanton did thereupon by motion duly passed and adopted at said <br />meeting, approved said map and accepted on behalf of the public all parcels of land and <br />easements as offered for dedication to the City of Pleasanton for public use in conformity with <br />the terms of the offer of dedication. The names of the subdividers are as shown on the <br />Owner’s Statement upon Sheet 1. In witness whereof, I have hereunto set my hand this [DAY] <br />day of [MONTH], [YEAR]. Jocelyn Kwong, City Clerk, City of Pleasanton, Alameda County, <br />State of California [SIGNATURE LINE]”. (Address this condition prior to map approval) <br /> <br />90. SUBDIVISION IMPROVEMENT AGREEMENT: Subdivision improvements required as part of <br />the subdivision must be either completed to the satisfaction of the City Engineer prior to map <br />approval or guaranteed by a Subdivision Agreement. The agreement requires the applicant to <br />post financial security in the form of either a cash deposit, letter of credit, or surety bonds in <br />amounts equivalent to the value of the public improvements. If surety bonds are utilized, the <br />form of the bond language shall be consistent with California Government Code §66499.1 for <br />faithful performance and §66499.2 for labor and materials. The amounts of the bonds shall be <br />100% of the total estimated value of required subdivision improvements consistent with <br />§66499.3. In addition, the City requires a warranty bond (often referred to as a maintenance <br />bond) for 10% of the estimated value. The warranty bond shall be active for one year <br />following formal acceptance of the improvements. All submitted securities are subject to <br />review and approval by the City Attorney.
