Page 18 <br /> <br />and must be installed on each fixture. <br /> <br />Streetlights connected to existing joint utility poles are generally not allowed unless authorized by the <br />City Engineer. <br /> <br />All streetlights that serve private roads shall be privately owned and maintained by the HOA with <br />connection to a PG&E electric meter. <br /> <br />Streetlights on Thiessen Street shall follow City Standard Drawing 507 for post-top acorn-style <br />decorative lights, while those located on Manoir Lane shall follow city Standard drawing 508 <br />for lantern-style decorative lights. (Address this condition prior to plan approval) <br /> <br />84. PEDESTRIAN CONNECTIVITY. Parcel D of Tract 8112 (APN 946-4619-28) is a triangular <br />(teardrop) parcel located at the western corner of the Manoir Lane at Vineyard Avenue <br />intersection abutting the applicant’s property. According to the final map, Parcel D was <br />reserved by the subdivider (Toll CA GP Corp) “…for the purposes of public open space, trails, <br />vineyards, or agriculture”. At present, the parcel contains a masonry wall, landscaping, and a <br />monument sign that reads, “The Reserve”. Maintenance of this area is presumably performed <br />by the homeowner’s association for Tract 8112. <br /> <br />For pedestrian connectivity, a walkway connection between the west side of Manoir Lane and the <br />walkway network within the planned park is recommended across Parcel D. This walkway <br />connection relies on property rights being granted by the Parcel D owner. The subdivider shall <br />use reasonable and diligent good faith efforts to acquire needed property rights from the <br />owner of Parcel D for said walkway connection. If the subdivider is unable to acquire property <br />rights after good faith effort, documentation of this effort shall be provided to the City. The City <br />will consider waiving this condition based on the documentation provided. (Address this <br />condition prior to subdivision map approval) <br />Clean Water Program <br />85. OPERATION AND MAINTENANCE AGREEMENT: Regulated projects are subject to a <br />Stormwater Treatment Measure Maintenance Agreement between the City and property <br />owner to assure long-term maintenance of the installed measures. The City will provide a <br />template agreement. Once executed, the agreement must be recorded against the property. <br />(Address this condition prior to project acceptance) <br /> <br />Geotechnical <br />86. GEOTECHNICAL RECOMMENDATIONS: Recommendations from the project’s geotechnical <br />investigation, as prepared by a California-licensed Geotechnical Engineer or Certified <br />Engineering Geologist, shall be incorporated into the design of the improvements and/or <br />explicitly noted on the plans. The author(s) of the geotechnical investigation shall certify on <br />the plans that the design complies with their recommendations. During construction, the <br />applicant must follow all recommendations.
