2. <br />As part of an integrated system , the new facilities will be sized to deliver a <br />minimum fire flow of 1,500 gallons per minute (gpm), sustained for 2 hours with <br />a residual 20 pounds per square inch pressure (p.s.i.), to residential developments <br />in pressure zones below the 540 foot elevation. Facilities serving the school and <br />limited commercial uses (existing nursery and potential bed-and-breakfast inns , <br />wine-tasting rooms, etc .) will be sized to deliver a fire flow of 2 ,500 gpm, <br />sustained for 2 hours . Fire hydrants will be spaced at approximately 400-foot <br />intervals on local streets and at strategic locations adjacent to the school and <br />potential commercial buildings. <br />Existing Residences <br />Existing homeowners choosing to subdivide are required to connect their existing homes <br />to the City water system at the time that service is extended to their subdivided land . <br />Existing homeowners initially choosing not to subdivide will have the option of <br />connecting their homes to the City water system when it becomes available based upon <br />prorata cost sharing (except for Lots 8 and 15 where prior agreements with the City <br />provide otherwise). Well water may be used for irrigation but must be kept separate <br />from the domestic supply through the installation of backflow-prevention devices. <br />3. Water Conservation <br />Partial mitigation of the cumulative increase in potable water demand will be provided <br />by the following conservation measures: <br />a. New development shall install water-conservation devices and utilize drought- <br />tolerant landscaping to the extent feasible. <br />b. Well water shall be required for irrigation of vineyards and related agricultural <br />uses . <br />c . Drip irrigation systems or other state-of-the-art water conserving measures <br />appropriate for agricultural crop production shall be required for all new <br />vineyards and related agricultural uses , to the extent feasible. <br />4. Aesthetic Considerations <br />In order to help preserve the character of the Vineyard Corridor hillside area , new water <br />tanks shall be located to avoid visibility from off-site areas to the fullest extent feasible. <br />Such facilities shall be further screened by way of partial burying , berms, and/or <br />landscaping. Where facilities will still be partly vi s ible from off-s ite areas , they shall be <br />painted a non-reflective dark green/brown color similar to the color of oak tree canopy <br />cover. <br />78
