2) A site-specific Wildland Fire Protection Plan shall be prepared and <br />submitted by each developer of lots which contain Open Space land in <br />accordance with Pleasanton Municipal Code, Title 20 , Sections 20.08.045 <br />and 20.08.048. <br />3) Emergency vehicle access shall be provided to any Open Space area <br />required by the Livermore-Pleasanton Fire Department in a manner <br />specified by the Department to ensure an adequate level of fire safety . <br />4) Potential bed-and-breakfast inn facilities shall be designed to ensure that <br />interior noise levels of occupied rooms are less than 45 dBA Ldn · <br />Dual-paned windows shall be required for all rooms with a view of <br />Vineyard Avenue. Because windows must remain closed to obtain the <br />required noise reduction , mechanical ventilation (e .g., air-conditioning) <br />shall be provided for all rooms . A Title 24 analysis shall be required <br />during the design phase to determine the potential need for noise control <br />measures. <br />5) Site development standards shall be determined through the PUD <br />development plan process. <br />6) It is the policy of the City of Pleasanton to require that agriculture/open <br />space easements be dedicated at the time of final subdivision map <br />recordation over all lands designated as Open Space to ensure permanency <br />of agriculture and open space uses in these areas. <br />c. Open Space Design Guidelines <br />4. <br />a. <br />1) Native trees , shrubs, and groundcover should be planted in the vicinity of <br />the Open Space wetland area of Lot 28. Plantings should be organized in <br />naturalistic groupings which do not disturb the actual wetland area. <br />Community Park District <br />Community Park Use Standards <br />1) The existing residential use and kennel on Lot 14 may continue until such <br />time as park site construction necessitates their removal. <br />2) Permitted uses are to be determined following the completion of a park <br />master plan prepared in conjunction with input from the Park and <br />Recreation Commission and neighboring residents , and a detailed landfill <br />hazardous materials investigation . <br />45
