Vineyard District <br />a. Vineyard Use Standards <br />1) Permitted Uses : <br />a) Vineyard ; <br />b) Orchards, row crops , and horticulture, if and where it can be <br />demonstrated that vineyards are not feasible to develop ; <br />c) Farm buildings; <br />d) Single-family home; <br />e) Household pets ; <br />f) Accessory structures and uses , including but not limited to a <br />private garage , living area without a kitchen , enclosed storage, and <br />private recreation room ; <br />g) Small family day care home ; <br />h) Public water and /or sewer pump station; <br />i) Public trails; <br />j) Mining of the ten acres located in the northeast comer of Lot 21 , <br />pursuant to the existing Alameda County mining permit provisions ; <br />k) The continuance of agricultural uses employed within five years <br />prior to Specific Plan adoption until such time as the development <br />of new on-site homes commences ; and <br />1) The keeping of farm animals in accordance with <br />Section IV .C.3.a. l)d)(3) until such time as the development of <br />new on-site homes commences. <br />2) Conditional Uses: <br />a) Bed-and-breakfast inn in lieu of or partially in lieu of housing <br />which is otherwise permitted in the residential district(s) of the <br />original parcel at a rate of two bed-and-breakfast rooms per home; <br />b) Winery and wine-tasting room ; <br />c) Nursing home for not more than six patients ; <br />d) Home occupation; <br />e) Large family day care home ; and <br />f) Secondary (dwelling) unit. <br />40
