5) <br />(3) Houses should be designed with porches, bay windows , <br />balconies , etc. overlooking the fronting streets to create <br />attractive street views and to encourage neighborhood <br />interaction . <br />(4) The maximum height of future buildings on Lots 1 , 2, <br />and 3 may be reduced to 25 feet , if necessary, to preserve <br />the privacy and views of existing residents on Montevino <br />Drive. <br />b) Landscaping <br />(1) Street tree programs shall be implemented for all LDR <br />developments. The planting pattern of street trees should <br />be informal , with randomly-spread clusters to establish a <br />visually pleasing transition to the natural surroundings . <br />(2) Should the owner of the Hatsushi Nursery located on <br />Lots 1 and 2 choose to continue the use of the nursery, the <br />owner is encouraged to landscape a minimum of 15 feet of <br />the front yard along the full site frontage and to screen the <br />parking and non-plant material storage areas from the view <br />of motorists travelling on Vineyard Avenue . <br />Specific Medium Density Residential District Design Guidelines <br />The following specific design guidelines shall apply to the Medium <br />Density Residential District: <br />Due to the proximity of the Plan Area to the South Livermore Valley wine <br />country, the overall design character of the MDR areas (Lots 18, 19, 21, <br />and 28) should reflect a vineyard theme. The primary design objective for <br />this area is to create clusters of detached housing surrounded by <br />vineyards , reminiscent of small rural European "vineyard villages " <br />(Figure IV-4). Figure IV-5 presents a conceptual site plan to illustrate <br />this concept. This plan is intended for illustrative purposes only . <br />Building siting patterns, architectural design, and landscaping should <br />follow in the wine-country styles and traditions . <br />a) Site Planning <br />(1) The site-planning arrangement of the vineyard village is <br />one of buildings organized in a clustered fashion and <br />generally buffered from adjacent roadways and other land <br />uses by vineyards . <br />36
