d) The recorded deed of sale for all future lots shall include a <br />disclosure statement indicating the close proximity of the Plan <br />Area to the Livermore Municipal Airport and of possible impacts <br />due to aircraft overflights. <br />c. Residential Design Guidelines <br />The following section provides design guidelines intended to establish the <br />character of residential development. Included are provisions for site planning, <br />architecture , grading, and landscaping . General design guidelines pertaining to <br />all residential districts are provided first, followed by more specific guidelines <br />applicable to each individual district. <br />1) General Residential Design Guidelines <br />a) Site Planning <br />(1) Building setbacks along streets should be varied in order to <br />reduce the potential for visual monotony . <br />(2) The view of driveways and garages from streets should be <br />minimized by utilizing shared drives and side entry <br />garages, setting garages back from the front walls of <br />homes , or locating garages behind homes. <br />b) Architecture <br />(1) Buildings should be designed to minimize visual height and <br />bulk. Building height , bulk, and floor area should respond <br />to lot size, natural site terrain, and other site conditions. <br />Wall recesses and projections, roof overhangs, decks, <br />porches , bay windows, dormer windows, and other <br />architectural features are encouraged to reduce visual bulk <br />and create interest. <br />(2) In sloping terrain, building form should conform to site <br />topography by stepping buildings up or down hillsides <br />instead of designing flatland homes for hillside settings. <br />(3) Housing designs should be creatively mixed to avoid a <br />repetition of similar facades and roof lines. <br />30
