2. <br />Medium Density Residential: The Medium Density Residential (MDR) district <br />provides for up to 85 new single-family homes on 10 ,000-square foot <br />minimum-sized lots. MDR development areas are concentrated in the more <br />accessible and flatter portions of the Specific Plan Area, north of the existing <br />Vineyard Avenue, and on Lot 28. These areas should be developed as individual <br />neighborhoods with a design character compatible with the "vineyard village" <br />concept described later in this Plan. <br />Vineyard <br />A key land use component of the Specific Plan is the Vineyard (V) district. The Plan <br />provides for a total of 66 acres of vineyards on five lots with an estate home and support <br />facilities permitted on each. Vineyards are intended to maintain the agricultural use of <br />the area , reinforce the agricultural character of the area, create a pleasing driving <br />experience for motorists travelling on Vineyard A venue , and buffer future residential <br />neighborhoods from traffic noise on the realigned Vineyard A venue. In the event that <br />vineyards should in some cases prove infeasible, related agricultural uses would be <br />permitted. In addition , ten acres of the planned Vineyard land on Parcel 21 could be <br />mined as a part of the RMC Lonestar quarrying operation, if desired by the owner. <br />3. Open Space <br />The Open Space (OS) district is generally intended to preserve the natural features of the <br />hillside areas south of the existing Vineyard A venue. Owners of these lots may retain <br />their existing agricultural uses. No homes are permitted within the OS area; however, <br />fencing and agricultural structures are allowed. The OS district also includes the three <br />riparian corridors (one at the northwest end of Lot 18 , and the second and third at the <br />western and eastern boundaries of Lot 19; and a buffer between the northeast comer of <br />the elementary school and vineyards on Lot 19. <br />4. Community Park <br />Development of a 20-acre community park is planned for Lot 14 to serve not only the <br />residents of the Plan Area but the outlying community as well. Specific uses might <br />include, picnic areas, trails, limited unlighted ballfields , and passive landscaped open <br />space/buffer areas between the park and neighboring homes. <br />5. Elementary School <br />Development of a 12-acre elementary school is planned on the western portion of Lot 19 <br />to serve the needs of Plan Area children as well as those of outlying residential areas to <br />the east and west. Approximately six acres of building and parking areas are expected <br />to be developed along with six acres of paved and turfed play areas. <br />22
