MAINTENANCE: The tenants of the commercial buildings shall maintain the <br />subject property and the area surrounding the tenant spaces, in a clean and <br />orderly manner at all times. <br />11. OUTDOOR STORAGE: There is to be no outdoor storage without prior approval by <br />the City. <br />12. BUILDING PERMIT — COMMERCIAL TENANTS: Any tenant improvement plans shall <br />be submitted to the Building and Safety Division for review and approval prior to <br />operation. The applicant shall obtain a building permit prior to commencement of any <br />work. The tenant (s) of the respective commercial spaces shall pay any required <br />sewer fees, traffic impact fees, and all other fees the proposed use may be subject to <br />prior to issuance of the tenant improvement building permit. The type and amount of <br />the fees shall be those in effect at the time the building permit is issued. <br />13. BUILDING MATERIALS AND COLORS: The building materials and colors in the <br />Approved Plans shall be stated on the building permit plans. <br />14. PAVING MATERIALS: The color, material, design, and product specifications for the <br />paving materials used on-site shall be in conformance with the Approved Plans and <br />included with the building permit submittal. Any proposed modifications to the final <br />paving design details shall be subject to review and approval by the Planning Division <br />prior to issuance of building permits. <br />15. WINDOWS: Manufacturer type, design, material, and installation details for all <br />windows within the project shall be specified for each unit/building in conformance <br />with the Approved Plans in the building permit submittal. Any proposed <br />modifications shall be subject to review and approval by the Planning Division prior <br />to issuance of building permits. <br />16. MOCK-UP: The applicant shall set up a large material and color mock-up on site to <br />confirm conformance with the Approved Plans prior to building permit issuance (or <br />other time frame as approved by the Planning Division). Any proposed modifications <br />shall be subject to review and approval by the Planning Division. At a minimum, the <br />mock-up shall include the streetscape view, all structures, and paint samples. <br />17. COLOR SCHEME: The applicant shall paint a portion of the building with the color <br />scheme in conformance with the Approved Plans. Primary and secondary (accent) <br />paint colors should be painted next to each other on the building, to the extent <br />feasible, for purposes of inspection for conformance with the Approved Plans. The <br />colors shall not be considered in conformance with the Approved Plans until after <br />inspection and verification by the Planning Division. Any proposed modifications <br />shall be subject to review and approval by the Planning Division. <br />
