PRELIMINARY TITLE REPORT: Exception 3 from the Preliminary Title Report <br />discusses a Public Service Easement (PSE) to the City of Pleasanton recorded on <br />06/22/1976, Series No. 76-99334. The Vesting tentative map TM3.1 shows this 10-foot <br />PSE to be vacated. The applicant shall ask the City of Pleasanton to vacate the <br />easement created by the 1976 Grant Deed. This process shall follow the procedure <br />prescribed in California Streets and Highways Code §8300 et seq. (Address this condition <br />prior to map approval). Project Specific Condition. <br /> <br />50. EASEMENTS: Referring to Sheet TM 5.1, the water meters that service Lots 8 through 14 <br />are on the north side of Lot D. A Public Service Easement (PSE) should be granted to the <br />City within Lot D to provide access from Street B to the water meters. Sheet TM 3.1 <br />should be revised to show this easement (Address these conditions prior to map <br />approval). <br /> <br />All dedicated public easements to the City shall be PSEs. Referring to Sheet TM 1.1 <br />“Abbreviations”, the following items require additional clarification: <br /> <br />a. A PUE is defined as Public Utility Easement. Per Sheet TM 3.1, there is a PUE <br />within Lot 3 offered for access and maintenance to an electrical transformer. If the <br />access is intended for PG&E, the easement shall be granted specifically to PG&E <br />according to their format. Another consideration is granting a PSE to the City thus <br />permitting PG&E, who operates in Pleasanton under a franchise, a right to operate <br />this equipment (also see similar item c below). <br />b. WLE should be relabeled as Private Water Line Easement (PWLE).
