OUTDOOR STORAGE: There is to be no outdoor storage without prior approval by the <br />City. <br /> <br />11. BUILDING PERMIT – COMMERCIAL TENANTS: Any tenant improvement plans shall <br />be submitted to the Building and Safety Division for review and approval prior to <br />operation. The applicant shall obtain a building permit prior to commencement of any <br />work. The tenant (s) of the respective commercial spaces shall pay any required sewer <br />fees, traffic impact fees, and all other fees the proposed use may be subject to prior to <br />issuance of the tenant improvement building permit. The type and amount of the fees <br />shall be those in effect at the time the building permit is issued. <br /> <br />12. OUTDOOR PLAZA: Alcohol service and consumption in the plaza area(s) is allowed only <br />upon specific approval by the Department of Alcoholic Beverage Control (ABC) and shall <br />be subject to all ABC requirements. If the commercial space/s are unleased/unoccupied, <br />the property management is responsible for supervising and controlling the activities of <br />patrons within the outdoor plaza area(s). If occupied by a tenant or tenants, the tenant/s <br />is/or responsible for supervising and controlling the activities within the outdoor plaza <br />area(s). The responsible party (property management or tenant) shall ensure no <br />disorderly behavior occurs in the plaza. Project Specific Condition. <br /> <br />13. BUILDING MATERIALS AND COLORS: The building materials and colors in the <br />Approved Plans shall be stated on the building permit plans. <br /> <br />14. PAVING MATERIALS: The color, material, design, and product specifications for the <br />paving materials used on-site shall be in conformance with the Approved Plans and <br />included with the building permit submittal. Any proposed modifications to the final <br />paving design details shall be subject to review and approval by the Planning Division <br />prior to issuance of building permits. <br /> <br />15. WINDOWS: Manufacturer type, design, material, and installation details for all windows <br />within the project shall be specified for each unit/building in conformance with the <br />Approved Plans in the building permit submittal. Any proposed modifications shall be <br />subject to review and approval by the Planning Division prior to issuance of building <br />permits. <br /> <br />16. MOCK-UP: The applicant shall set up a large material and color mock-up on site to <br />confirm conformance with the Approved Plans prior to building permit issuance (or other <br />time frame as approved by the Planning Division). Any proposed modifications shall be <br />subject to review and approval by the Planning Division. At a minimum, the mock -up <br />shall include the streetscape view, all structures, and paint samples. <br /> <br />17. COLOR SCHEME: The applicant shall paint a portion of the building with the color <br />scheme in conformance with the Approved Plans. Primary and secondary (accent) paint <br />colors should be painted next to each other on the building, to the extent feasible, for <br />purposes of inspection for conformance with the Approved Plans.
