Households maintained in the database will be contacted each time a PHAP <br />opportunity comes on market. <br /> <br />Program Application and Screening <br /> <br />BAAHA will apply its established BMR Lottery Program Application to conduct the preliminary <br />lottery screening process. Completed submitted reviewed applications enable BAAHA to <br />conduct PHAP eligibility and preference screening and to provide a preliminary “lottery” <br />eligibility determination, including “ranking preference points”. BAAHA will handle all <br />activities associated with Program Screening activities, including and not limited to: <br />• Collection and storage of Lottery applicant information. <br />• Conducting underwriting to determine preliminary lottery eligibility and preference points. <br />• Follow up to address questions, concerns, and disputes that lottery applicants may have <br />regarding their lottery status determinations. <br /> <br />Lottery <br /> <br />BAAHA will conduct the lottery. Prior to conducting the first PHAP lottery, BAAHA will <br />finalize lottery guidelines and protocols applied to the lottery with the City. BAAHA will handle <br />all activities associated with the lottery, including: <br />• All follow up notifications to the Lottery applicants regarding requirements, key dates, <br />and outcomes associate with the lottery. <br />• Follow up to address questions, concerns, and disputes that lottery applicants may have <br />regarding their lottery draw and ranking determinations. <br /> <br />PHAP Underwriting <br /> <br />BAAHA will provide all services to conduct and finalize the PHAP underwriting process. These <br />activities will include and not be limited to: <br />• Working directly with a PHAP approved/certified Lender to collect and review required <br />documentation from the lottery winner to complete the Program approval process. <br />• Interacting with the Lender to coordinate findings and to secure final Program approvals. <br />• Submit recommendations for the lottery winner(s) Program approval or disapproval. <br />• Establish and advance efforts with a backup buyer(s), in case the 1st ranked lottery <br />winner is disapproved. <br />• BAAHA internal underwriting system will populate all required PHAP City documents. These <br />documents will be prepared by BAAHA and sent to the City, escrow company, and 1st lender for <br />review and approval. Upon securing approval, BAAHA will send final documents to escrow, <br />with escrow instructions for signing. Under current COVID restrictions, BAAHA normally has <br />the City sign their documents first, and then have them delivered to escrow for the buyer to sign. <br /> <br />Property Resale Administration and Fee <br /> <br />BAAHA will coordinate, implement, and administer all the tasks required to conduct the resale <br />of PHAP properties. <br /> <br />   <br />     Docusign Envelope ID: 473ECB6B-08F5-49E6-8BF9-53FFB6D72DE6
