2 | Page <br /> <br />City of Pleasanton Amador Theater programmatic Rehab vs. Build cost comparison 2018-024-02 <br />The new estimation task has three major components: <br />1. Programmatic analysis with the provision of a general design solution including the two significant <br />aspects of barrier removal including moving the green room(s), dressing spaces from the basement <br />to the north side of the building along with new elevator for accessibility of the balcony level, and <br />some other adjustments that provide a more even comparison of the existing rehab and a new <br />facility cost. The schematic design for the cost basis is Exhibit 1 <br />2. The other portion is to provide an assessment of the other largest component of rehabilitation <br />which would be the destructive and non-destructive testing, and structural rehabilitation to ‘new’ <br />condition under current code. The structural analysis and testing regime cost is follows <br />3. An order of magnitude cost estimate based on existing construction in the local area for theaters of <br />similar type, finish and size for school districts and community use. The cost estimate is Exhibit 2 <br />Programmatic analysis is based on interviews and current code review in order to adjust the required <br />spaces for both a rehabilitation and new facility. The new facility would probably have close to the same <br />space usage, but not necessarily have the exact same square footage. However, in order to provide a <br />reasonable comparison, the same square foot allocation is assigned for the new construction cost estimate. <br />Projected Program used for Estimate <br />The program is modified to address multiple deficiencies found and the salient changes to square footage <br />can be found in Exhibit 1, and include but are not limited to the following: <br />1. Existing dressing, green rooms, restrooms, and storage are located beneath the stage and <br />solutions for making these spaces barrier free are generally calculated to be more expensive than <br />providing new spaces to the north of the building where parking is located. Loading into the scene <br />shop would be angled so as to provide easy access for large vehicles. The space below the stage <br />would then be used for storage. <br />2. Expand the lobby so as to provide space that more closely matches the capacity of the theater. <br />3. Move and slightly expand both the ticket office and the concessions at the lobby. <br />4. Improve circulation and provide an elevator without disrupting the appearance and roof symmetry <br />from the street. <br />5. There would be potential for solutions that provide barrier free access to the existing location of the <br />control room would possibly add some square footage, but this would be resolved in schematic <br />design. <br />City of Pleasanton — Amador Theater Structural Assessment <br />Objectives of the Structural Assessment: <br />The purpose of this assessment is to visually observe the existing framing and determine what next steps <br />need to be taken to allow the structure to be reviewed and approved by DSA. A site visit was made on <br />December 1, 2021, to observe the conditions of the existing framing. <br />Extensive searches have been made in an attempt to determine the original DSA Application Number for <br />the facility prior to the 1988 Addition at which time it was removed from the DSA rolls.
