City of Pleasanton—Merritt Property Project <br />15183 Consistency Checklist Project Description <br /> <br /> <br /> 13 <br />2.4.9 - Construction Schedule and Phasing <br />Construction of the proposed project is expected to last approximately 3 <br />years, from April 2025 through March 2028. The proposed project may be <br />constructed in phases, dependent upon market demand. <br />2.5 - Discretionary Approvals <br />The City of Pleasanton has discretionary authority over the proposed project <br />and is the CEQA Lead Agency for the preparation of this Section 15183 <br />Checklist. In order to implement the proposed project, the following permits <br />and/or approvals would need to be granted: <br />• Approval of a PUD development plan (City of Pleasanton). <br />• Vesting Tentative and Final Maps (City of Pleasanton). <br />• Affordable Housing Agreement (City of Pleasanton). <br />• Pre-Annexation and Development Agreement (City of Pleasanton). <br />• Review of Tree Removal pursuant to Municipal Code Section 17.16.050 <br />(City of Pleasanton). <br />• Demolition, grading, and building permits, certificates of occupancy, <br />and encroachment permits for on-site and off-site work (City of <br />Pleasanton). <br />• Annexation (City of Pleasanton and Alameda County LAFCo). <br />• The project applicant may also seek permits relating to wetlands, waters <br />of the United States or State, streambed alteration, and biological <br />resources as necessary. <br />
