City of Pleasanton—Merritt Property Project <br />Project Description 15183 Consistency Checklist <br /> <br /> <br />12 <br />communities at Fernwood Way, Eastwood Way, and Foothill Knolls via the <br />Marilyn Murphy Kane Trail and Foothill Road. <br />2.4.6 - Parking <br />Per Municipal Code Section 18.88.030, residential projects are required to <br />have two parking spaces per residential unit. Given that there are 110 new <br />units proposed, the proposed project would be required to provide 220 <br />parking spaces. The proposed project would include 424 spaces, including <br />246 garage parking spaces and 178 driveway parking spaces, as well as <br />street parking, which exceeds the City’s requirement. <br />2.4.7 - Off-site Improvements <br />The proposed project would include off-site improvements along Foothill <br />Road, such as curb, gutter, sidewalk, and landscaping. The proposed project <br />would also include bicycle lanes along the property frontage of Foothill Road <br />and widen Foothill Road. <br />2.4.8 - Utilities <br />The proposed project would connect to existing water lines and sewer lines in <br />Foothill Road and Eastwood Drive. Water and sewer lines would be provided <br />by the City, and sewer treatment would be provided by the Dublin San <br />Ramon Services District (DSRSD). Stormwater runoff would be collected and <br />directed toward an underground storm system, then be stored and metered <br />out of a proposed detention basin that would be located at the eastern end <br />of the project site. <br />The proposed project would be all electric per the City’s local building codes <br />and the City’s Climate Action Plan 2.0 (CAP 2.0) (see Strategies BE-1, 2, and 3 <br />and Primary Action P1).  The City adopted the East Bay Community Energy <br />(EBCE) community choice aggregation program in 2021, meaning EBCE <br />would be the proposed project’s electricity provider. However, EBCE would <br />provide energy via electricity infrastructure that would be provided by <br />Pacific Gas and Electric Company (PG&E). <br />Telephone service would be provided by AT&T, and Cable TV service would <br />be provided by Comcast Xfinity. Section XVIII, Utilities and Service Systems, <br />provides more specifics about utility tie-ins.
