It also identified significant and unavoidable environmental <br />impacts related to Vehicle Miles Traveled (VMT) and water supply and <br />adopted a Statement of Overriding Considerations for each significant and <br />unavoidable impact prior to approving the project. The Housing Element <br />Update FEIR’s conclusions are summarized in Section 4, Environmental <br />Analysis, of this document. <br />2.4 - Project Characteristics <br />2.4.1 - Development Summary <br />The proposed project would consist of 92 single-family market rate homes <br />and a combination of 18 single-family duets and detached homes that <br />would be deed-restricted to moderate income households. All of the <br />project’s 110 new units would be restricted as senior housing. <br />The market rate homes would range in size from approximately 2,334 square <br />feet to approximately 4,936 square feet, and up to 45 of lots could <br />accommodate a detached or attached Accessory Dwelling Unit (ADU). <br />The 18 affordable homes would range in size from approximately 1,264 to <br />approximately 1,403 square feet. <br />The proposed project would also include construction of a mini park with <br />exercise equipment and a centrally located recreation center <br />encompassing over 5,900 square feet. The recreation center would include a <br />fitness center, pickle ball courts, swimming pool, spa, demonstration kitchen, <br />multi-purpose room, great room, outdoor entertaining area, massage room, <br />and sky bar (Exhibits 4a, 4b, and 5). <br />The project applicant is also applying for a density bonus, pursuant to State <br />Law and the Pleasanton Municipal Code, both of which mandate a density <br />bonus for projects that meet certain requirements related to the provision of <br />senior housing. <br />Pursuant to Government Code Section 65915(f)(3) as well as Municipal Code <br />Sections 17.38.030.C and 17.38.040.B, housing developments providing 100 <br />percent of the units as senior citizen housing pursuant to Section 17.38.030(C) <br />shall be entitled to a density bonus equal to 20 percent of the maximum <br />allowable density of the site. The senior citizen housing must include a <br />minimum of 35 dwelling units, not including the bonus units.
