AFFORDABLE HOUSING AGREEMENT: Prior to issuance of a Building Permit, the <br />applicant shall execute the City Council-approved Affordable Housing Agreement. <br />Project Specific Condition <br /> <br />42. NEW HOME AGE RESTRICTIONS: The age restrictions for the new homes, but not the <br />existing residence to remain, shall be recorded as part of the project CC&Rs. Project <br />Specific Condition <br /> <br />BUILDING AND SAFETY DIVISION – 925-931-5300 <br /> <br />43. BUILDING AND FIRE CLEARANCE: Prior to issuance of a business license, the <br />applicant shall contact the Building and Safety Division and the Fire Department to <br />ensure the proposed use of the tenant space meets Building and Fire Code <br />requirements. If required, the applicant shall obtain all appropriate City permits. <br /> <br />44. PHASED OCCUPANCY: If building occupancy is proposed to be phased, the applicant <br />shall submit a phasing plan to the Chief Building and Safety Official for review and <br />approval. <br /> <br />45. DIGITAL PLAN SUBMITTAL REQUIREMENT – COMMERCIAL, SINGLE-FAMILY <br />RESIDENTIAL, MULTI-FAMILY RESIDENTIAL AND CONDOMINIUM PROJECTS: The <br />applicant shall submit site plan and building information to the City’s Geographic <br />Information Services (GIS) Division in a digital format prior to issuance of the building <br />permit. All changes or revisions to the approved plans during construction which affect <br />the digital submittal, shall be resubmitted for GIS review no later than 1 month prior to <br />scheduling a final inspection. The updated digital submittal will be checked and <br />approved before the building permit will be finalized and certificate of occupancy <br />granted (if applicable). For phased project, the digital submittal must be approved prior <br />to the first occupancy of any phase. The information will be used for public safety and <br />emergency response planning by the Police and Fire Departments. Refer to the “Digital <br />Plan Submittal Requirements” for necessary data and file formatting requirements. <br /> <br />46. UNIVERSAL DESIGN – In addition to meeting the minimum requirements of the <br />California Residential Code for each home at the time of Building Permit submittal, with <br />respect to Aging in Place Design and Fall Protection (Section R327), unless otherwise <br />approved by the Community Development Director, each unit shall include, on the <br />ground floor only, an internal accessible route of travel with a minimum clearance of 42" <br />at the hallways.
