All Rights Reserved. <br />is committed after the lease for the land <br />expires; or <br />(2)Managers or lessors of premises if: <br />(a)The “occurrence” takes place or <br />the offense is committed after you <br />cease to be a tenant in that <br />premises; or <br />(b)The "bodily injury", "property <br />damage", "personal and <br />advertising injury" arises out of <br />structural alterations, new con- <br />struction or demolition operations <br />performed by or on behalf of the <br />manager or lessor. <br />k.Does not apply to “bodily injury”, “property <br />damage” or “personal and advertising <br />injury” arising out of the rendering of or the <br />failure to render any professional services. <br />This exclusion applies even if the claims <br />against any insured allege negligence or other <br />wrongdoing in the supervision, hiring, <br />employment, training or monitoring of others by <br />that insured, if the “occurrence” which caused <br />the “bodily injury” or “property damage” or the <br />offense which caused the “personal and <br />advertising injury” involved the rendering of or <br />failure to render any professional services by or <br />for you. <br />3.With respect to the insurance afforded to these <br />additional insureds, the following is added to <br />SECTION III – LIMITS OF INSURANCE: <br />The most we will pay on behalf of the additional <br />insured for a covered claim is the lesser of the <br />amount of insurance: <br />1.Required by the written contract, <br />agreement or permit described in B. <br />Additional Insured by Contract, <br />Agreement or Permit With Completed <br />Operations and Primary and Non- <br />contributory, paragraph 1. or <br />2.Available under the applicable Limits of <br />Insurance shown in the Declarations or any <br />endorsement to this policy. <br />This provision shall not increase the applicable <br />Limits of Insurance shown in the Declarations. <br />SECTION II – COVERAGE EXTENSIONS <br />A. Supplementary Payments Extension <br />SECTION I – COVERAGES, SUPPLEMENTARY <br />PAYMENTS – COVERAGES A AND B, paragraph <br />1. is replaced by the following: <br />1.We will pay, with respect to any claim we <br />investigate or settle, or any "suit" against an <br />insured we defend: <br />a.All expenses we incur. <br />b.Up to $2500 for cost of bail bonds required <br />because of accidents or traffic law <br />violations arising out of the use of any <br />vehicle to which Bodily Injury Liability <br />Coverage applies. We do not have to <br />furnish these bonds. <br />c.The cost of bonds to release attachments, <br />but only for bond amounts within our Limit <br />of Insurance. We do not have to furnish <br />these bonds. <br />d.All reasonable expenses incurred by the <br />insured at our request to assist us in the <br />investigation or defense of the claim or <br />"suit", including actual loss of earnings up <br />to $500 a day because of time off from <br />work. <br />e.All court costs taxed against the insured in <br />the "suit". However, these payments do not <br />include attorneys’ fees or attorneys’ <br />expenses taxed against the insured. <br />f.Prejudgment interest awarded against the <br />insured on that part of the judgment we <br />pay. If we make an offer to pay the Limit of <br />Insurance, we will not pay any prejudgment <br />interest based on that period of time after <br />the offer. <br />g.All interest on the full amount of any <br />judgment that accrues after entry of the <br />judgment and before we have paid, offered <br />to pay, or deposited in court the part of the <br />judgment that is within our Limit of <br />Insurance. <br />These payments will not reduce the Limits of <br />Insurance. <br />B. Alienated Premises <br />SECTION I – COVERAGES, COVERAGE A – <br />BODILY INJURY AND PROPERTY DAMAGE <br />LIABILITY, 2. Exclusions, j. Damage to Property, <br />paragraph (2) is replaced by the following: <br />(2)Premises you sell, give away or abandon, if the <br />“property damage” arises out of any part of <br />those premises and occurred from hazards that <br />were known by you, or should have reasonably <br />been known by you, at the time the property <br />was transferred or abandoned. <br />C.
