P24-0291, 6455 Owens Drive, Suite 500 Planning Commission <br />2 of 9 <br />BACKGROUND <br />Ordinance No. 962 (PUD-80-14) was approved by the City Council on February 24, 1981, to <br />conditionally permit gymnasiums and health clubs. The subject site is zoned PUD-I/C-O <br />(Planned Unit Development-Industrial/Commercial-Office) District, which permits or <br />conditionally permits a wide range of office, commercial, R&D, and light industrial uses. As <br />noted above, gymnasiums and health clubs are conditionally permitted at this location with the <br />approval of a CUP. The CUP application is now before the Planning Commission for <br />consideration. <br /> <br />SITE AND AREA DESCRIPTION <br />The subject site is a flat and fully developed approximately 2.07-acre parcel located on the <br />northeast corner of the inner Owens Drive loop, west of Johnson Drive (Figure 1). There is one <br />existing, approximately 28,000-square-foot, single-story building on the subject site. The <br />building is divided into four tenant suites of varying sizes between approximately 3,930 square <br />feet (subject suite/Suite 500) to approximately 12,500 square feet. The current tenants/uses of <br />other suites are offices for, respectively, the Police Credit Union/Alameda Deputy Sheriff’s <br />Association, SMACNA, and Access Partners. <br /> <br />The project site has approximately 108 shared parking spaces in front and behind the existing <br />building. Access to and from the subject site and parking areas is provided by t wo driveways, <br />one each off Owens Drive and Johnson Drive. <br /> <br />The subject site is surrounded primarily by office, commercial, R&D, and light industrial uses <br />on all sides. <br /> <br />Figure 1 shows an aerial photograph of the subject site, Figure 2 shows the existing aerial site <br />plan, and Figure 3 shows Suite 500’s location within the subject building. <br /> <br />Figure 1: Aerial Photograph of Subject Site <br />
