Draft Resolution and Conditions of Approval <br /> B. Narrative/Project Plans dated “Received May 27, 2024” <br /> C. Location and Notification Map <br /> <br /> <br />STAFF RECOMMENDATION <br />Approve Conditional Use Permit (CUP) Case No. P24-0291 based on the findings and subject <br />to the draft conditions of approval in Exhibit A. <br /> <br />EXECUTIVE SUMMARY <br />The applicant requests CUP approval to relocate their existing gymnasium, located at 5653 <br />Stoneridge Drive, and operate a new and larger gymnasium, Prodigy Sports Performance, Inc, <br />with up to 20 members on-site at any one time, within an existing building at 6689 Owens <br />Drive, Suite 500. Pursuant to Ordinance No. 962 (PUD-80-14), gymnasiums or health clubs <br />require Planning Commission approval of a CUP at this location. As proposed, staff <br />recommends the Planning Commission find this use is consistent with the objectives of the <br />zoning district and will be compatible with the surrounding uses. There are other personal <br />recreation and/or similar fitness related uses in the vicinity and in other similar type business <br />park settings (Valley Business Park and Hacienda in particular) previously approved by the <br />Planning Commission and have been operating without any reported issues. Conditions of <br />approval have been included which will ensure the safety and general welfare of the <br />surrounding area, and the City in general, is maintained. <br /> <br /> <br />
