PUD-18-07M, 3450 Mohr Ave. Planning Commission <br />2 of 7 <br />approved under the PUD includes 175 single-family homes, 16 duet units, and a <br />192-unit senior apartment complex. The subject site is one of two parcels referred to as <br />the “Busch Residences.” Each of these lots are large parcels, more than one acre in <br />size, which originally housed farmhouses where Busch family members resided, and <br />which were preserved as part of the overall PUD development plan. <br /> <br />Site Description <br />The subject lot, addressed as 3450 Mohr Avenue, is located on the south side of Mohr <br />Avenue, as seen in Figure 1. <br /> <br />Figure 1: Aerial Photograph <br /> <br /> <br />The lot has a Low-Density Residential General Plan Land Use Designation. The lots to <br />the south of the subject property are zoned PUD-MDR (Medium-Density Residential). <br />The adjoining lot to the east and the seven lots to the west are zoned PUD-LDR (PUD- <br />Low-Density Residential) and referred to as the “Estate Lots” in PUD-18. To the north is <br />property owned by the Alameda County Flood Control & Water Conservation District <br />(Zone 7) with Lake I, one of the Zone 7 Chain of Lakes, situated just north of Mohr <br />Avenue. <br /> <br />The subject approximately 61,341-square-foot (approximately 1.4-acre) lot is generally <br />flat, with very little topography change across the lot and limited vegetation. The <br />property contains an approximately 3,930-square-foot, two-story house, an <br />approximately 610-square-foot detached garage, and an approximately 562-square-foot <br />detached workshop totaling approximately 5,102 square feet, as seen in Figure 2. <br /> <br /> <br /> <br /> <br /> <br />Subject site <br />N
