<br />P24-0110; 5675 Owens Drive (4452 Rosewood parent address) Planning Commission <br />3 of 9 <br />a new apartment complex is approved and due to be constructed to the east, and the existing <br />California Center office campus (Lot 59A) is located to the immediate north. The East <br />Dublin/Pleasanton BART station platform is approximately 3/4 mile to the west. <br /> <br />Eaves Pleasanton, an existing multi-family residential rental development, is located to the <br />east, opposite Tassajara Creek. As discussed later in this report, the applicant has secured a <br />parking agreement to allow offsite parking for the childcare facility at the Eaves Pleasanton <br />complex. <br /> <br />Figure 1: Project Site Location and Surrounding <br /> <br /> <br />THE PROPOSAL <br />The proposed daycare facility will be operating in a new building totaling approximately 6,600 <br />square feet in building area. Site access is from both Owens Drive and Rosewood Drive. A <br />total of 27 on-site parking spaces are proposed; a series of 90-degree parking spaces are <br />located next to the buildings, and some parallel parking spaces are provided on the opposite <br />side of the drive aisle. An outdoor play area would be located to the northeast of the buildings, <br />equipped with age-appropriate play structures and play surface. Please refer to Figure 2 Site <br />and Floor Plan for details. <br /> <br />To offset parking and circulation congestion during drop-off and pickup times, the <br />applicant proposed offsite parking on a neighboring property, Eaves Pleasanton, located to the <br />east within walking distance. Please see more discussion on parking and circulation in the <br />Parking and Circulation section of this report. <br /> <br />
