455 Market Street, Suite 1650 | San Francisco, CA 94105 | Tel 628-267-2700
March 7, 2024
Jenny Soo, Associate Planner
Community Development Department
City of Pleasanton
200 Old Bernal Avenue
Pleasanton, CA 94566
Re: AvalonBay CUP—Parking
Dear Jenny:
In response to Traffic Engineering’s request for additional parking for pickup/drop off for the
proposed child care facility, AvalonBay agrees to provide ten (10) parking spaces for on-site
child care staff at Eaves Pleasanton, 3650 Andrews Drive, Pleasanton, CA 94588. Eaves
Pleasanton is a multifamily project owned and operated by AvalonBay Communities directly
adjacent to Avalon Pleasanton. The Eaves Pleasanton site currently includes 938 total spaces
and, therefore, has the capacity to accommodate these staff parking spaces.
As a result, there now will be fifteen (15) spaces dedicated for pickup/drop off in front of the
child care facility.
Once the child care center is operating at full capacity, the owner and/or the child care operator
could determine that some or all of these ten (10) additional parking spaces are no longer
necessary and may request that the City rescind this requirement for additional parking. We ask
that the City will honor such a request, provided that it is accompanied by a parking and traffic
study justifying the removal of the parking spaces.
Please let me know if you have any questions or need any additional information.
Thanks,
Nora Collins
___________________________________________
Nora Collins
Senior Director – Northern California Development
AvalonBay Communities
nora_collins@avalonbay.com
