PUD-149, 544 Sycamore Rd. Planning Commission <br />4 of 8 <br />Proposed Project <br />The applicant proposes to establish development standards for the subject parcel <br />consistent with those of the R-1-40,000 Zoning District for the existing residence and <br />accessory structures. The applicant also proposes to construct an approximately <br />1,117-square-foot addition to the front, an approximately 65-square-foot attached front <br />covered porch, and an approximately 160-square-foot attached rear covered porch to <br />the existing single-family residence, as shown in Figure 4 below. There are eight trees <br />on the property potentially impacted by construction activities. The proposal includes the <br />removal of one non-heritage tree. The tree removal is further detailed in the attached <br />arborist report, Exhibit C. <br /> <br />The proposed addition will be set back approximately 30 feet from the front property line <br />and maintain generous setbacks on the remaining sides with approximately 62 feet 3 <br />inches on the west (addition area) and approximately 20 feet on the east (side). In <br />conjunction with the addition, the existing residence’s exterior is proposed to be <br />remodeled consistent with a traditional ranch architectural style, which can be further <br />reviewed in the attached Project Plans, Exhibit B and discussed further in this report. <br /> <br />Figure 4: Site Plan <br /> <br /> <br /> <br />
