P23-0840, 6654 Owens Drive Planning Commission <br />2 of 6 <br />school breaks within an existing building at 6654 Owens Drive. The subject site is zoned <br />PUD-I/C-O District. As stated above, tutoring facilities with more than 20 students are <br />conditionally permitted within the PUD-I District with the Planning Commission’s approval of a <br />CUP. <br /> <br />SITE AND AREA DESCRIPTION <br />The subject parcel is a flat and fully developed approximately 6.3-acre parcel at the southwest <br />corner of the Owens Drive loop. There are four single-story, multi-tenant buildings constructed <br />on the subject site, consisting of 12 tenant spaces. The applicant would occupy one suite <br />within the building at 6654 Owens, which is approximately 2,699 square feet in area. The <br />subject site and building are accessible from three driveways off Owens Drive. Figure 1 below <br />shows an aerial photograph of the subject site and building. Pleasanton Business Park Center <br />includes a mix of uses such as: professional offices, light manufacturing and industrial uses, <br />and language schools. The site is surrounded by similar business park uses. There are 204 <br />shared parking spaces on the subject site. <br /> <br /> <br />Figure 1: Aerial photograph of subject site <br /> <br /> <br />PROPOSED PROJECT <br />The applicant proposes to provide Science, Technology, Engineering, and Math (STEM) <br />educational and recreational services to children in grades K-12, providing courses in <br />engineering, artificial intelligence (AI) programming, humanoid robots, drones, web design, and <br />game development.
