RESOLUTION NO. PC-2024-03 <br /> <br />RESOLUTION OF THE PLANNING COMMISSION APPROVING APPLICATIONS <br />FOR DESIGN REVIEW FOR A HOUSING DEVELOPMENT AT 3200 HOPYARD <br />ROAD FOR: OPTION 1 - 57 ATTACHED CONDOMINIUM UNITS IN NINE, THREE- <br />STORY BUILDINGS (48 TOWNHOME-STYLE UNITS AND NINE APARTMENT <br />UNITS); AND OPTION 2 - 55 ATTACHED CONDOMINIUM UNITS IN EIGHT, THREE- <br />STORY BUILDINGS AND TWO, TWO-STORY DUET BUILDINGS (47 TOWNHOME- <br />STYLE UNITS AND EIGHT APARTMENT UNITS) AND A VESTING TENTATIVE <br />MAP, AS FILED UNDER CASE NO. P23-0177 AND VESTING TENTATIVE MAP 8672 <br /> <br /> <br />WHEREAS, Catalyst Development Partners LLC has applied for Design Review <br />and Vesting Tentative Map approval to convert the approximately 2.99-acre site located <br />at 3200 Hopyard Road (“Property”) into nine parcels for condominium purposes for both <br />the original (Option 1) and alternative design (Option 2) with Option 1: 57 attached <br />condominium units comprised of 48 townhome -style units ranging in size from <br />approximately 1,692 to 2,738 square feet per unit, nine one-bedroom 565 square feet <br />apartment units and 12 common area parcels, and Option 2: 55 attached condominium <br />units comprised of 47 townhome-style units ranging in size from approximately 1,692 to <br />2,738 square feet per unit, eight one -bedroom 565 square feet apartment units and 12 <br />common area parcels (collectively the “Project”); and <br /> <br />WHEREAS, zoning for the property is RM-1,500 (Multi-Family Residential District) <br />and the General Plan designation is High Density Residential (8+ dwelling units per acre); <br />and <br /> <br />WHEREAS, a California Environmental Quality Act (CEQA) Guidelines Section <br />15183 Consistency Checklist was performed for this Project; and <br /> <br />WHEREAS, at its duly noticed public hearing of February 28, 2024, the Planning <br />Commission continue the public hearing for the original proposal to March 13, 2024, with <br />the direction for staff to provide further Project information; and <br /> <br />WHEREAS, on March 13, 2024, the Planning Commission received more <br />information about Option 1, as well as new information about Option 2, and considered <br />all public testimony, relevant exhibits, and recommendations of City staff . <br /> <br />NOW, THEREFORE BE IT RESOLVED by the Planning Commission of the City <br />of Pleasanton, based on the entire record of proceedings, including the oral and written <br />staff reports and all public comment and testimony: <br />DocuSign Envelope ID: 534DDD13-114A-4B56-B95F-D2A0315F7BF5
