Resolution No. 2024-022 <br /> Page 6 of 30 <br /> EXHIBIT A <br /> CONDITIONS OF APPROVAL <br /> P23-0177 and Tract 8672 <br /> 3200 Hopyard Road <br /> April 16, 2024 <br /> The applicant is hereby notified, as part of this approval, that (s)he is required to satisfy and <br /> maintain compliance with the conditions of approval below. Where approval by the Director of <br /> Community Development, Planning Division, Director of Engineering/City Engineer, City <br /> Attorney, Chief Building and Safety Official, Fire Department or other City staff is required, <br /> review shall be for compliance with all applicable conditions of approval, adopted policies and <br /> guidelines, ordinances, laws and regulations, and accepted practices related to the approval. In <br /> addition to complying with the conditions below, the applicant is required to comply with all <br /> applicable federal, state, and local laws that pertain to this project whether or not specifically <br /> noted herein. <br /> This approval is granted for a Design Review (P23-0177) and Vesting Tentative Map 8672 <br /> approval pursuant to SB 330 to: 1) demolish an existing church and daycare facility; 2) construct <br /> a housing development consisting of 55 attached condominium units in eight, three-story <br /> buildings (47 townhome-style units and eight one-bedroom units), and related site <br /> improvements; and 3) Vesting Tentative Map located on Assessor Parcel No(s). 941-0907-062 <br /> at 3200 Hopyard Road. Development shall be substantially as shown on the project materials <br /> listed below: <br /> a. Project plans, Exhibit B, Vesting Tentative Tract Map 8672 by MacKay & Somps, <br /> Architectural Plans by WHAArchitects, and Landscape plans by Ripley Design, dated <br /> "Received" on September 5, 2023, and as revised in Option 2 alternative project plans <br /> dated "Received" on March 11, 2023, and kept on file in the Planning Division of the <br /> Community Development Department. <br /> b. ALTA/NSPS Land Title Survey by MacKay & Somps, dated September 16, 2022, and <br /> kept on file in the Planning Division of the Community Development Department. <br /> c. Lighting Plan - Photometric Analysis by Associated Lighting Representatives, dated <br /> October 6, 2023, and kept on file in the Planning Division of the Community <br /> Development Department. <br /> d. Arborist Report prepared by Buena Vista Tree Service for Catalyst Development <br /> Partners LLC, dated May 2023, and kept on file in the Planning Division of the <br /> Community Development Department. <br /> e. Traffic Technical Memorandum prepared by TJKM Transportation Consultants for <br /> Catalyst Development Partners LLC, dated January 2, 2024, and kept on file in the <br /> Planning Division of the Community Development Department. <br /> f. Geotechnical Investigation Report by Cornerstone Earth Group for Catalyst <br /> Development Partners LLC, dated September 27, 2022 (revised August 30, 2023) <br /> (Project No. 1380-1-1), and kept on file in the Planning Division of the Community <br /> Development Department. <br />
